View Full Version : Seller just accepted our offer!

Just got off the phone with the seller. On a fluke we put an offer in on a home that wasn't even on the market. Just left my card saying we were interest and they called us. We met them, saw the inside of the house and made an offer. I'll be dam if they didn't accept it. YIKES:eek:
Now I have to do a spring cleaning on mine and put it on the market.
I have alot of mixed emotions, My home is truly special because it backs to BLM land and has endless views of the mountains looking towards Parker on the Lake side of the highway. But the one we will be buying also has a forever view of the LAKE and backs to the wild life refuge. One of only about 20 or less lots in the entire city.

I like it soooo much. It is perfect...and it has a pool and a spa. I know where we are going to be partying at in Havasu:D

Wow, Very nice and good to see it going to good people. I guess you'll have to have a ***boat BBQ housewarming party! By the way thanks for the great job on my boat. The engines especially came out clean as when they were new!

I remember that pool and umbrella when I was looking at houses last year with a friend.

It's past wall mart towards the refuge. Yes it was on the market a year ago and didn't sell.
Thanks for all the nice comments, I'm scared as hell spending this much on a home here in Havasu. But It is such a unique location it can't help but hold it's value.
It's still contingent on us selling our home so we will see.

I wasn't in the Market it was a friend of mine.
I would have bought a house in the Refuge if I got in early enough.

Only the local real estate folks were in early enough! Earlier than the public had a chance to be. It pays to be "in" in Havasu!

Well, if it's on Cabana, welcome neighbor, stop by and have a beer. You've chosen a great neighborhood. I looked at that house when it was on the market out of curiosity and found it to be just lovely. Good luck on selling you current.

Actually very few real estate agents purchased in the refuge. The breakdown was more like...
30% local business owners
30% Californians
30% Snowbirds
10% Misc.
Not exact numbers but pretty close from the last demographic report I ran before I left there.

I heard it from 2 different real estate related people...the local real estate related professionals had the opportunity to put deposits on lots within the Refuge BEFORE the public did. Hence, the comment...as when I first visited last year, no prime lots were available....sure, the numbers reflect your demographics but those were probably not the prime lots with views. The number I heard was that the local RE people (agents, brokers, etc.) put deposits down at a closed meeting PRIOR to the public opening...true?

Absolutely not true.
I was there from the first day they started selling. Here is what happened.
People were showing interest in The Refuge prior to the public report and the finish grading.
Since they couldn't sell anylots yet they started taking reservations with a $1,000.00 deposit and issuing a priority number. First come first serve period.
There were a few of the original investers that were allowed to pick their lots prior to them being released to the public and the 5 builders purchased their model home lots. No real estate agents got any of these lots and there were plenty of prime lots available when they were offered to the public.
Once sales started they would go through about 45 reservation every other Saturday until everyone who had made a deposit(About 300 people) had a chance to purchase. They went in order of deposit received. After they went through the list they had sold approx 100 lots and then it was open for any one to come in see the lots left and buy. Still some good lots available for approx 6 months, then the pickin got slim and they completely sold out in 16 months from opening day. I can only think of 3 or 4 realtors that bought in there( other than the 3 that worked in the refuge office.) and only one of them was on the reservation list.
Everyone who bought in there has done well!

That sounds similar to what I heard but I personally have spoken to two realtors and 1 other real estate related business person that have lots in the Refuge that both spoke of a meeting where they took deposits before the public offering....maybe the details are as you say (not disputing) but it still sounds a little "insider" to me. Selling the first 100 lots, as you say, before the public got a chance - i.e. open to all to buy - still says the insiders had a beautiful opportunity to make money immediately upon release to the general populace. I wish I had been so connected! By the time we were able to look at them (and that was before the golf course was finished - approximately October of last year, I think) $100K got you a 10K sq.ft. lot with no view.

We looked at that house a year ago when it was for sale for around low $420Ks. It looked like a nice pad, just not big enough for our family. If I remember correctly it has 2100 sq ft.

I'm in the process a building a home that will be perfect for your new toy. It will be done in 10 months and have a Big RV Garage.
Summerlove is building a couple with a garage approx 35 x 40 or close to that (all three bays are 40' deep) His will be done in 7 or 8 months. I knew you guys needed to wait awhile to sell yours to keep the tax man off your back and figured these would time up just about right.
I'll start sending you links to all the RV garages currently on the market. Take care sweety, I'll talk to you soon,
