And it actually belongs there. It feels pretty good.
I sold an acre and a half I bought a few years ago. The city is going to redevelop the whole block so I got cashed out.
My little fixer is due to close in two weeks also.

Congrats...The clock is ticking, you've got 45 days to name a 1031 exchange or pay up the nose in taxes. I know of some nice property in GA if you are interested :)

Thanks, It will actually be a 1033 exchange since a government entity made me sell it, so I get a lot more time......but I will be looking for something soon.

If you need some great deals on rental properties we could totally set you up out here in TN. We have a ton of them all rented...$80-110k ea. rents are $800-1000, do the math. You would have to do nothing but collect checks every month...it would be rough, but I am sure you could handle it. I do :)

Actually I think that if you had several maxed accounts at the same bank, they're only liable for a total of 100G's, not per account, but per individual.

You should buy 52 pieces of property and sell one every week!!! ;)
Or just 10 rentals, one a year is all you need.....you could live on the income.....and retire.
