I remember when they built that house I was over there talking to the electrician, that place is pretty sick. We recently had our river front trailer appraised and it was over $750,000. So it doesn't surprise me that a house as sick as that one went for that much.

A short time ago (maybe 4 years) a realtor laughed at me asking $300 a square foot for a nice, furnished home in Boulder City. Today, it would go for twice that. Our kids buy tract homes today for $300 to $500 a foot. Yes, its really crazy, a sellers delight. Glad I'm selling down, not buying in. But us older guys have wondered all our lives how can real estate keep going up in the west. Its not even close to the cost of living increases. Bought my first home after Korea in 1955 for $17,500. X recently sold it for well over $300k...

Or you could buy something like this on Lake Lanier for $2,000,000. And be able to commute to work in the Atlanta area from the lake. If anyone is interested, I can schedule a showing

Where?? We can build a $250,000 house on our lot and gain $500,000 in equity (Parker). I added 200 sq. ft. to my house in Corona (loft) and got $40k in equity. I cant believe the rate that property is rising and continues to rise.

Better get it appraised again.
The vacant lot next door to the 2 story house just up from Road Runner sold a few months ago for $550,000.
It's now re-listed for $849,000.

I added 600 sf to my place in Parker (town) and gained $70,000 in equity. (Cost around $20,000) I'm putting in a screen porch, that'll boost it by another $15-$20 grand. (cost around $3,000)
Real Estate out here is just plain nuts, right now.

Our lot is second down from the public launch ramp, south of Mike Macks. We had it appraised 6 mos. ago for $750k for the lot (deeded land) the triple wide trailer that is on the land is worth nothing. We will never sell this place but we wanted to refi. the loan for cheaper interest of course. It is amazing to see the ammount of money that is out there now. Our place looks like a run down dump, but its fun to party at and the views are second to none.

I know the place.
Once that 2 story joint a few doors down from yours is done, I'll bet your lot will be over a mil.

Yep, they told us with a decent house (2000 sq.ft) we would be about 1.25mil. Funny thing is my trailer is worth way more than the house I live in. Of course when we bought it over 10 yrs ago it wasnt worth much.

That's the same question I remember a lot of people asking about Quallcom and many others back in the day. If you have the money to pay the taxes every year and the purchase price and/or payments you can't go too far wrong with a good/desireable piece of dirt in the long, long run. Of course there ain't no crystal ball......... just wait till the rates spike twice or more and stick :jawdrop:

The buying frenzy is over in cal. people are no longer freaking out and buying out of sheer fear. Houses are now staying on the market for months and selling for less...... at least here in so cal,is there any where else

Yep, there's plenty of inventory in the 600k to 900k..... My Brother is moving to Boston and couldn't even get a looker into his house here. The thing shows like a model, too... He put it up for rent. I think his company agreed to foot the bill until it rents...

I read that Vegas had come to a stand still, but I thought So Cal was till going strong. I guess that might change when we annex to Mexico. :(

I know that house.... very well... he is a pretty anti social character but it is a double wide lot. If he gets over 1 million I will thank the heavens for what I paid for my lot 6 months ago ;)
