Just wondering if anyone had any info on real estate out there as of rescent. I was in the market about a year ago for a purchase and build, but put it on the backburner. I'm now ready to pull the trigger and hopefully have something done by next summer. I was speaking with Derrick from Pethel homes and was happy with his service and will probably go back to him. Has the market stabalized? Is it dropping? How many listings now as oppossed to one year ago. Any information would help. Thanks.

I have been watching the market out there and I think it is stabalizing and starting to come down.

Havasu will soon run out of land and the prices will go up even more, just like so cal/oc if the demand is thier prices will hold strong imo

It is continuing to rise. We purchased a house just earlier this year in Havasu and now houses with the same feature and amenities are 30-40K more. They will no doubt start to slow from an appreciation standpoint but don't expect prices to start coming back down. Markets in S. California, AZ and NV have experienced 15-30% gains for the last couple of years and are now predicted to continue appreciating at a slower rate for the next couple of years. As long as the area is in demand, the demand will set the price.

The mega appreciation has come and gone within the past couple years. A steady 10-15% growth is anticipated for the immediate future. This seems to be universally accepted among builders and brokers with whom I've spoken in the last 6 months. Decent lots, in neighborhoods where you still might see dead cars, etc in the backyard, were in the low 80's during the summer. Expect to spend at least 90-100k on a lot to eliminate that "trashy" element.

we just sold our 15,000 sqft 8 bed 9 bath home....which we bought for 1.2 mill two years ago....and got 4.5 mill now!!! I just felt so bad making such a profit i donated it to the city of ..."BEAUMONT!" :hammer2: :hammer2: :hammer2: :hammer2:

Good luck finding one in that range! I looked at one for 89,900 and the neighborhood was nice BUT I was within 200 yards of HWY 95 and across the street from a new small business complex. The nicer ones were 109K and up. By the way when you go to Michelle's website you will see a lot with an awesome view for less than 100K, I suggest looking at that ;)

I would suggest putting a bid on it before it is gone. Land seems to be moving fast there right now.

The average price of a new Standerd Pacific home in the O.C.about 6 months ago was around 850k has come down about 100 to 150k since.Builders are slowing down and pulling back property and taking a wait and see approach.William Lyon has slowed down about 25%.

I build spec homes in LHC, about 10-12 a year. Most are upgraded with BIG garages, some RV others 9' doors 48' deep. I have 5 going now in various stages, $209K-319K. My wife is my realtor and can be reached at lori@lorisellshavasu.com. Her web is www.lorisellshavasu.com. I have a hand full of lots I have not started on so you could spec a custom. Would love to show you whats out there, who builds what, who to stay away from, etc. I spend all my time driving around and looking at how others build, what lots are out there and what it would take to grade and would love to share my info. Modify plans, don't put up the same old production slammer.
Whoever you go with, makes no difference to me, I just like to clue people in on whats going on in this town. There are some bad players.
And whoever says this town is running out of lots does not know whats going on.

Keyword here would be "out". I think yours has sat "in" that wherehouse for the last 6 months without seeing daylight. Only daylight would be letting mine in and out of there. HAHAHAHA

I just tried to check for my weekly update from with "MY" chosen realtor, (J.R. at DBU) and price growth has SLOWED I think but has not started to correct like the "OC" has seen lately. At least not yet. BUT, sales are slowing so I don't think we are far behind on a little correction.

Maybe sales are slowing due to the winter months? What do you think may happen once the new summer season comes next year?

Thanks for the welcome back Tom! Good week with good people. Who was that getting together a Forums Cruise? That could be out of control. That on-board casino was way too convenient though! :( :D
As far as winter goes, it does not seem to have much effect around here for new sales or housing starts.
