OK I signed a one year lease but i might be transferring far enough to move...Is their a way out of my lease or am i screwed I just renewed it in Sept for 12 mos..Does anyone know what fine lines their is to get out of a lease :confused:

I think you can end it but will have to pay a certain amount to break the lease??? I think each place is different though... it should say it in your contract what you will be heald to if you have to break the lease... not much help I am sure, but I'd read the contract for sure to see what you might be getting into??? It's all based on the terms of your lease. Some leases are open ended and others are not so open ended. It just depends on the terms of the lease.
A lot of places now when you rent they put in the lease that market value on the lease is X amount of dollars but they are going to rent it to you for a lesser amount of money that will be Y amount of dollars. Should you at any time brake your lease you will be you will be required to pay up to 1 months rent extra plus the difference in monthly rent between X and Y for the amount of months that you were there.
So for example lets say your lease is $1350 a month but you signed and understood market value was $1900 a month. In breaking the lease you have to pay $550 time the amount of months you were there.
However, this is one of many different lease types out there. Read the fine print and you'll figure it out. If you're renting a house maybe the owner or management company is real cool and will say it's fine to terminate the lease as long as you agree not to leave until the place is rented out by new tennants.

I might be transferring far enough to move...Are you transferring with the same employer? If yes, are they asking you to transfer? If yes, then check with Human Resources, as this kind of thing is often covered as part of relocation expenses.

That what my last place did for me but it was only a month that i broke and she had someone lined up already so i only had to pay a week of my months rent

Here's the low down I moved up this way so i can pick up more OT and have the Mrs. stay home well my company expects me to live within 20mins of my district which was fine when i got an average of 20 to 40hrs OT per check but now cutbacks came along :lightsabe and no more OT :boxingguy so i am transferring to another district where i wont have to live so close to the district and be able to commute so i can afford a house :idea: instead of renting for nothing... so if all falls through 909 or 951 here we come :idea: :D wish me luck :clover: and thanx everyone for the Info :D

There is case law on this in CA. Firsy you should give at least 30 days of notice to move. You amy be able to buy you way out of the lease, perhaps one months rent.
BAck to case law, You are responsible for the vacant period of time that is between your vacancy and the new tennat occupying the residence. A typical deduction of perhaps 5 days off of the daily rent as the location would be cleaned, etc between occuipants anyway.
So if you leave, and the residence is rented within 35 days for the same amount, you are liable for 30 or so days rent. NO more. A good reference source is the AOA , or apartment owner assn located in Van Nuys, CA. Attorneys write articles on this an other landlord subject matter in each monthly newsletters. Best way is to try to work it out, and if they say you own the entire amount, then speak to the propertyy owner of their rep, and let them know you know the law.
Also, they MUST make a dilligent effort to rent the property, period.
