Million dollar lake view (90 degree) from roof deck, indoor spa, 15x30 volleyball pool, woodburning stove, ceiling fans, central HVAC and Mastercool. House includes fridge, stove/oven, Maytag W&D and dishwasher, Water conditioner and RO. Double garage (28' deep) has workbench and compressor. Very private backyard features covered patio,mature palm trees and a lockable shaded RV/ boat space that is 80 feet long. The existing garage could be extended or an additional one built
We looked at over 30 houses before picking this one 13 years ago, but now want to do something different.
Priced for quick sale at $214,950
There are some fix-up issues that I will be willing to discount from the price.
Location, indoor spa and view would make this house an ideal snowbird rental with room to store your boat&truck year-round, and the private yard and volleyball pool would make it the ultimate Havasu summer party pad!

I'm not really up to date on rental prices. The agent that sold me the house (Fred Farshler) now works in the rental dept. at McCulloch realty and he told me that a pool home with easy boat parking can fetch $1100 per weekend in the summer (sounds kinda high to me!). I didn't ask him about snowbird season, but 5 or 6 years ago, furnished snowbird rentals were over a grand a month.
The central, close-in location, lake view, and indoor spa would make it ideal as a snowbird rental. To be honest, I'm not sure snowbirds would see much value in the pool, but many DO come from VERY cold climates, so, who knows?
The beauty of this place is that you could back a 40 foot boat and a crewcab dually into the back and side yard and close and lock the gate in front of it. The boat would be almost completely hidden and shaded by the seven foot oleander hedge and shouldn't bother your snowbird tennants. Do a threeway split with close summer party friends and you'll have the ultimate havasu party pad that is nearly as economical as motelin' and much more private. It's even possible that snowbird season would make your summer use completely free. That was what you could expect in the 90's.

The house is 1600 sq ft including the enclosed patio room which contains the spa. I've priced it about 40 grand below market because it's really not prime season, it's a little older (1982), and it need some minor fixups and could use some paint.

I think regular monthly rent in Havasu is well over a grand! Furnished snowbird rentals are substantially more. I'm told that the most rentable snowbird houses are within half a mile of downtown.

I had Michelle and John come over on Sunday to dicuss re-listing my house and they were very generous with their time and advice. Whether or not I list with her, she would certainly be the person I'd call to help me purchase a property because she really loves what she does for a living and is passionate about doing it well and serving her clients well!

Michelle and John are the greatest. More than realtors, friends and boaters that will steer you straight. No BS, just tell it like it is, and will help you out with all aspects of the sale, or personal issues you might have.

Pretty nice deal for the money if anyone is interested now would be the best time before he re-lists it. Not too many pool homes under 200K left in Havasu. If anyone wants to see pictures, pm me with your e-mail address and I'll send you a link to the MLS that has a few pics of the property attached to it.

There's pics on Havasurealtors.com. The MLS number is (for now) 106530. I'm trying to figure what went wrong with my pics. Without R.E. commission and discounting a few fixup items for the do-it-yourselfer, I'm at about $187k before negotiating. I'll be relisting at 200k, per Michelle's advice, in about a week.
