Sounds like a good buy to me. I hate to see it though, I have a few houses there and keep hoping for upswings in the market. Maybe it is over for a bit??

I've been out to Havasu alot the past couple months looking at property. That seems awfully inexpensive for 1500 square feet out there. If it's true, that's a good deal. :D

When we bought our house in Havasu, we found a lot of homes that seemed to be good deals, but.........after looking at them turned out not to be. We found beauitfull homes at good prices, only to be surrounded by crap. We weren't interested in a nice house, that on one side had a lime green house with bars on the windows, and a few broken down cars sitting in the dirt and weeds landscaping, and on the other side was a crack house. Look at the whole package to see if it is a good deal or not. Good deals are very hard to come by anymore.

It's hard to find lots or homes with consistantly nice houses surrounding it.

For some reason it dosent sound right to me. I thought you couldnt get a piece of land for under 100.000? I got a condo and the price of those homes arent that far off of what I paid.. Makes me wonder

Someone gave me advise years ago that I kinda live by today. If it's to good to be true, then it probably is.

Did that price include the lot or is it they'll build that model on one of their lots for that price? If it is the full package for that price I'd jump on it if it isn't a s#itty location.

It looks to me like that's a model plan, built "on your level lot". Tack $70 to 100 Gs on top of that for the "real" price.

I don't think you can build much on your lot for much less than 200k these days. Lots start at @90k and up and home prices are @100k and up.

I was not sure I just kinda stumbled on that site. Can anyone recommend areas or developments out there that are selling and avalibel to look at?
Me and the wife will be out there for the parade of lights and will be looking around town.
I just want a nice area or group of homes. Good neighbors that take pride in there stuff.
Ideas?

As has already been said, it is very difficult to find a vacant lot in LHC for any less than $90k. And even those that are under $90k will most likely require some serious grading or fill dirt further impacting the overall price.
Find a realtor and tell them what it is you want. We used Joanne Kupfer and have recommended her to others on here as well. Joanne will ask you want it is you want and that is what she will try and find for you. If you do use Joanne let her know I sent you over. Also look into a spec home. These are homes that the various builders buy the lot and then just build the house in the hopes of selling it to peeps like us. The earlier you get involved in a spec home the more choices you ahve over colors, amenities and the like.

WetWillie,Have you checked in Canterbury Estates?Gated community on the Lake side of the HWY.We live in Canterbury and love it.Almost every house has a view of the lake.We priced buying alot and building then compared to building here and was very comparable.I know of atleast a few ***boat members that own homes in here.

Be careful on the location, there are some not so keen areas of the city, primarilry on the northside. It is spotty.
And 2440, is that your house under construction, if so and if it is on Mullberry, PM me.

Yes it sounds to good to be true. Everytime I see a house on your level lot with a cheap price like that you better look out. The add looks like it is 6 years old.

Those houses are not here in Havasu. I don't know what they are trying to advertise there. I don't recognize any of the agents listed on that site. The office is in Cave Creek, AZ (I think that is near Phoenix).
Cantabury Estates is a Very Nice Community, I'll be happy to show you around there. I'll send you a link to the MLS showing everything available in Canterbury.
2440's Home is not on Mulburry, The home on Mulburry that is being built on Mulburry is an Advance Home about 3600 Sq.Ft. (Beautiful home on two lots) Gary's home is a Dreager home( Also a very nice South Western style home).
Mrs. Racer 277, Don't worry your area of town is a very nice area,(I wouldn't put you in a shady area).

I didn't sell Gary The lot, Just the House. But he is in a nice location as well. He is in one of the few areas that has underground utilities which is very nice.

Thanks Michelle. I passed on buying that lot from the owner a few years back, it is an excellent lot, or should I say can be divided into two lots in a flcg configuration, or a mother in law style. I think it was about 90G then.
I passed by it yesterday, incredible view from rear of lot. I ended up buying an older house on Souchak on about 1/4 acre, with an even better view.
you are the expert on the ground, but i have expressed my view that some of the best values are in older houses sitting on incredible view RE lots in the south central area.
Perhaps you can expound on this?

I'm also looking to buy a house in the southern part of LHC. I know nobody knows me on here, but I just joined about 2 weeks ago and am addicted to it. I'm always jealous of how you guys can live there all year. Unfortunately due to my job in OC, I can't permanently move.
Anyway, if anybody has any inside info on a nice, preferably newer place out there I'm definitely interested. I like the area near Basha's/Oro Grande. A buddy and I were even considering going 1/2's on a duplex. And I gotta have a boat deep garage (it'll be empty for awhile tho). I'd appreciate any info, especially on newer communities since I can't make it out all that often during the winter. Thanks!!! The new guy :) :) :)

I agree that you can sometimes find a better deal with an older home with a killer view, I just haven't seen any good ones lately. I still think the best bang for your buck right now is to find a lot and build what you want on it. You just need to have alot of patients during the construction period. Good lots are getting harder to find as well, but they are out there.
You are probably glad you passed up on the lot on Mulberry since that's where the sewer plant is going in. Smart move in my opinion.

I did have some info that the City owned that lot across the street, but I found a nice place. I can send the photo. A nice 70 mile view LB south, and all of Thompson bay.

I have to concur with the rest of the comments...if you are going to buy a lot and build a house expect somewhere in the neighborhood of $220-250K total for a nice house with a boat deep garage and maybe a sliver of a view. Lots are definitely around $100K or they need grading/fill/retaining walls or a "tuck under" design. We got lucky (?) and bought our lot we are completing a house on for $76K back in March. Slight view of the lake and needed $8K of retaining wall. The major grading was already done when we bought it or there may have been another $5K or so to prep it to the state we needed to build.
See Michelle (Warlock25) and when you're ready to finance the purchase or construction talk to Debbie Oster @ River Valley Mortgage as she's the best in town.

I think it would fit....but it would be VERY tight and also extremely hard to work on or access for charging batteries etc.

we are looking for vacation only,not a rental,just for my family,,,at least a 35' garage,(28' magic deck),2 or 3 bed 2 bath,without trailer trash neighbors,,,,,the house we are kinda lookin at is on porpoise st/dr/way/something on the north end,1 steet north of North Palo Verde,,its a new house still being finished,249k.......Why do you ask?gotta something you need to sell?

Those model prices look old and most likely don't include a lot... add a minimum of 80K!
I have a cool older (1984) home for sale...3 bed 2 bath, 1600 sq/ft. Has indoor spa, 15x30 volleyball pool, very private backyard, landscaped on bubblers with mature palms and 80 feet of boat/rv parking behind a gate. Culdesac across from driveway makes backing easy. View deck has 90 degree unblockable lakeview with thompson bay in the center. Similar view from patio if hedge trimmed down. Garage is 20x26 and could be extended. It's 2 1/2 blocks from Hardy park and city hall. Listed with McCulloch at $199,950
