Havasu Rentals

Anybody have a long-term rental in Havasu? Was thinking of buyinga duplex and was wondering what the market for long-term rentals is like?

We have a condo in town and rent it to snowbirds four months out of the year, and we get 950.00 a month,.For the summer we rent to good friends and boaters for 65.00 to 100.00 a night depending on if it's a holiday weekend or not. I was told the longer the term for snowbirds the cheaper rent is, good luck

Thanks. I was looking at McCullochs site and they have a few rentals and the rents are from $250 to over a thousand. Most of the duplexes seem to be 2 - 2bed/1 3/4 baths. I was wondering what they would go for monthly a say a 1 year lease? Any body out there a property manager in the area? What % do they charge to manage?

When we first got our condo I was talking with mohave reality and they were asking for 10/12% for snowbirds, it goes up in the summer for vactioners because it is alot more work I was told to something like 30% Also McCcullach is one of the more expensive ones but they seem to have alot of connections. Hope this helps.
