They will level off for a short time (maybe a year or two) then they will continue on an upward trend.

Wages need some time to catch up. Most people cannot afford to rebuy the homes they are in now.
The high end will cool down.
Entry level properties will increase at a modest rate.
Overpriced properties will linger on the market and the prices of those will have to come down to reflect demand.
A big crash? I think not. Havasu will mellow out as so cal prices mellow out.
Retirees will continue to move to the sunbelt states.

have to agree with mandelon as well. I think retirees will buy more homes as they get rid of the big rv's with the price of gas what it is. Don't see the market going down, but not spiking like it is now. still a good time to buy with the interest rates what they are. Just don't do an interest only ARM for short term and spend all the extra money you saved on a new boat. Put it on the principal and pay down that end, so when the ballon hits, you have enough equity to make refinancing a reality. :cool:

In the long run, you can't go wrong. Just don't get overextended.
If the stock market heats up, I bet a lot of investors will leave real estate in favor of equities...its cyclical. You either need to play the cycles or have enough juice to wait them out.

Isnt everything just about overpriced? Seems like people will still buy no matter what the friggin price? Demand should remain pretty constant for now till there is no more land to build on!
