I have my Havasu house listed with Michele Bravata(Warlock 25).I know there are a few people here looking for places in Havasu, I just lowered the price to $260,000. It was built in 2003 by Summit Homes, 3 BR 2 BA, 1591 SQ FT, 3 car garage w/ a 35 FT boat deep bay. Located near the high school.

This house is very nice and priced right. Only been gently used as a weekend place during boating season. Holds a DCB26' quite easy with a little room left over. Anyone interested give me a call and I'll get you in to see it anytime. The market is really starting to jump here in Havasu now that spring break is just around the corner. If you're looking for a nice home to park the boat this year, this is a good one!

That is a nice house for the price. I have a buddy that I prequaled for a 2nd home, thats looking at in Havi right now. I forwarded him the link. Do you have any offers on it yet?

The pool table is already sold, but the DCB is probably going to be up for sale soon also.

I was thinking of buying a house similar to this in LHC and rent it out until I retire (in 5-10 years). Any idea of how much it would rent out for? Or if this is a good idea or not?

I recently listed a house very similar to this and got a few calls for it. I listed the rental at $1,100. I decided to sell it instead.

I have some friends with a house pretty close in size that rented their house to some snow birds from Jan.-April for $1200/mo. I'm not sure if it would be more or less if you tried to rent it year round. They used a management company to rent it out.

I tried to look at it but it will not let me....Something about a password and so forth...
Try it again, I just did and it worked fine. No password needed.

Dennis, thanks for the additional info on my thoughts of buying and renting out for now and then move in at a later date. It looks like a 30 year mortgage P & I would be around $1200 per month (with a 20% down payment). If I could get $1,100 or $1,200/mo year around for rent and come close to breaking evening on cash flow, I would jump all over it. I did a search on Realtor.com and your house looks the nicest in that price range.

That seems to be actually a little low in price to me. We looked previously and that home would have been somewhere 275-300k 6 months ago. Have prices dropped in Havi? I hope not.

Prices haven't dropped in Havasu. This home had the misfortune of having a renter next door that had NO PRIDE OF OWNERSHIP. We were forced to lower the price to make it appealing. It's unfortunite that my client had to loose 20 to 25K because his neighbor doesn't feel like taking care of his home.
Anyway, This home is SOLD!

Congrats D26...too bad this place wasn't priced at 250k a month and a half ago or I would'a taken it. I paid 210k for about 400 less square feet
