ive got a lot for sale on the california side a few miles north of the casino. its actually probably about 1/2 mile west of the mini sand bar. i bought it along with another for an investment but now have to get rid of one to make some stuff happen here locally. there is water at the street and edison is there now doing power. proposed future use near this property is a casino,golfcourse and a bridge across to havasu. bridge i hear is aproved the only thing is the indians need to step up and build it now. Lot is about 85-100ft wide and about 120ft deep. not exactly sure because i have two and they have different dimensions. only one is for sale. 30k with a 30day escrow.pm me if your intrested. its a good investment opportunity.

So if I'm heading up to the sandbar from the Landing, about how far along that shoreline is it? How far from the water? Oh, and one more:
Is it on a (the) reservation? Is it deeded? My profile doesn't allow for PM's - sorry for the questions publicly.

this is that little area where they had to get rights to use the road to get to it because its indian land right???

its just west of the mini sand probably about 1/2 mile. if your at the home depot in havasu, you can see the roads on the other side. its a 180 lot tract which is sold out. the land is not indian. you own it for 30k.

I know its not indian..but the road to get to the lot is indian land...right?? As well as the surrounding land.

ok, just got off the phone. if you own a piece of property in this tract, you have the legal right from the government to drive through the indian property. 1/2 mile or less to the water.

its indian land..the GOVT. has no say so in it..how ever they did give them rights for time being...Moneypit was the one whom had first brought this property to our attention.

ill contact the owner later today and get the exact details. from what i undersatnd is before it was not allowed, but now it is. water is at every lot. edison is there now doing power. there are people putting slabs in now and placing modular homes on them. im going to also have a home put on my other lot.

havasu landing has a launch ramp. a channel of water runs in from the river a couple hundred yards away.

Just to remind or inform those of u that dont know..Last year when I went out there to purchase the land.. there was a few indian trailers close by.. once we started to walk torwards the water (which by the way to get to u have to cross indian land) after about looking at the view for 20 min or so..we started to hear gun shots..turns out that he was shooting at us...one whizzed right pass me..and we started to run back to the truck!!! Called the cops and they couldnt do a thing since it was on his land!!! Im not sure if there still there or not..or how safe it is...but from that land u have to cross indian land to get to the lake/river..

I am sure there is more to this story than you are telling... Plus you don't have to cross Indian land to get to the water. Ellie owns over a 1000 acres out there. The property marker for her land is in the middle of the River and extends all the way back to the foothills. Plus I have taken numerous people there to look at the lots and show them the shoreline and have never had a problem what so ever....

actually there is nothing more to the story..we were up there looking @ the view and all the sudden he started popping shots..please dont insinuate something of which u dont know about. As I stated turns out we were on his land..so that is probably the reason why he was shooting.. and from all the lots that were on the map u did have to cross there land..they were trying to get rights to build a launch ramp right there..but they would now allow it..maybe stuff has changed since then.

30,000? I happy already.. I like to see the prices double in a year. Anyone who is interesting in this guys lot, there has been no problems with reaching the land.. Edison has also verified this. (Otherwise they wouldnt even be in there installing power.)
I think that it should also be known that there will be a fee by edison for power to the property. I havent heard what the cost is yet. I say this only because I dont think anything comes for free. So that would also be a question to the seller.

i have also just talked to a local there and he said there have been no problems with the indians that he knows of and he is at that property doing work regularly. thats going to be a nice 180 lot river community. i would keep both lots if i wasnt buying a new home here.

are you going to be one of my neighbors? i wasnt one of the lucky ones that got in there from the beggining. :frown: oh well. im gonna wait a year or two before i put my house on my lot. what about you?

Yes. I was the first buyer and I was lucky enough to get the biggest lot. I kinda helped her sell out.
I planned on building at the end of this year, but I think Im going to be making a home upgrade first, so it sets me back. I may have to slum it for a while and just park an RV for a while.
