At $400,00/year gross I wonder what the net would be? Not alot I bet after taking out the cost of booze, help, taxes, utilities, etc. Take a long time to pay off that loan.

Don't know how it works there but I'll bet on a 400,000 gross you will net close to 200,000
Most of the help work for tips, booze is actually a very small part of the operating cost of a bar. Real estate, Utilities and Insurance are usually the big three.

400,000.00 gross seems way too low. Assuming you're open every day of the year, that's just $1,100.00 in sales a day. A place that size needs to be doing much more. Back out liquor, labor, food, overhead and you'd be in the red every month. For that price I hope you own the building and land. I'm thinking it must be a typo.

I always thought it was in a wierd location. It is right next door to one of the oldest and best bars in Havasu, the Desert Martini.

You would probably barely make any money after paying payroll, cost of goods, your lease, insurance, and etc.!!!!! :idea:

A mill 4 for a biz that is 7 tv's and a dishwasher? 3 1/2 times gross?
No inventory to speak of. Just what is a liquor license worth in Havasu?

I don't think that 3 times gross is out of line in most cases. It just seems that with all the sq footage he has there he's gotta be making more than that. The mortgage/rent, utilities, insurance etc alone is gonna be more than his gross.
We've been wanting to expand, Havasu or Parker actually, but this deal won't cut it for us.

$400K gross is way too low on a nut that big.
$700K gross minimum to service that note.

Does the price include the dirt under the bar?
Is it a biz only, or include the property too?

Normally the lot is sold with the
buisness.... Normally.
I wouldn't be suprised if the guy did only
bring in 400k. There is never any cars
parked outside. They put alot of money into
the place and the side patio. You would have
to put some serious money into advertising to change
the "image" that this place has. Just my .02 :D

I don't know much about this but wouldn't you need to apply for a new liquor license of your own if you bought that place?

Sstate of AZ LL will cost about $1000/yr. Don't know what the city license costs. I don't know how good or recent the info is but Klub Kayos is for sale for $275K.

Oh OK. Cause the advertisement says the bar already has a liquor license.

The new owner will have to apply for a new license for both the state and city, plan on waiting for 3-6 months for the state license, I don't know if you could use the old owners in the interium, if not, no revenue....
