Buying a lot of what? I would suggest looking at the quantity to ensure it actually is "a lot"! because to some it may actually be "a little"! check around on what the fad is these days!

Once you get your dirt, check with the city for the proper set backs. Our lot had some terrible set backs, but we were able to get them changed to make the lot BIGGER. That makes for a bigger garage. :) :) :)

Look for how buildable the lot is. Will it require a lot of fill, or will it require a big retaining wall. Some lots seem real cheap until you find out the cost of making it a buildable lot.

No matter what people say, the market in Havi is soft. That goes for houses and resales. We are ~3 weeks away from completeing our house there, and if you look around houses are staying on the market longer than a year ago. Beware.

Things are indeed starting to slow down all over. The California Flight maybe starting again.....2nd home buying may slow down a bit, but full time retirees moving there will be increasing for the forseeable future....
For a lot, location is the most important.....find one surrounded by nice homes and close to shopping and the lake, I suppose. A big flat pad, utilities, sewer, view, etc. I am not sure about being on a wash, I know that increases flood insurance for me here, it might there as well.....maybe others know?
Just don't overpay....... :cool:

I've seen that as well. Although, those houses on the market for a long time are those that do not have the boat deep garages. The boat deep garage houses sell pretty quick.
