Is anyone aware of the new development in Lake Havasu Landing located on the California side? This is a new-gated community featuring 320 new homes with a 7000 square feet clubhouse, park, and boat storage units. I wanted to make the Hot Boat community aware of this exciting new place and to share my experiences with my new purchase.
First, Lake Havasu Landing is located on the California side directly accross from Crazy Horse. Lake Havasu Landing offers many diverse activities from the casino, boating, and desert activities. You can boat all day and cruise the desert with your off road toys in the evening.
I am in the process of closing escrow on my new house and I can't tell you how excited I am about vacationing on the California side of the lake. I am accustomed to vactioning in Lake Havasu City and as you all know, it is extremely crowded and the launch ramps have long waits, not only to launch but to take your boat out of the water as well. If you have ever been to Lake Havasu Landing, you will get the feel of what old school Havasu was like, kick back and a lot less crowded!
My experience dealing with the onsite sales staff was amazing. They offer many different floor plans, lot sizes, and location to choose from. I chose a 2200 square foot home located in phase 1 with an amazing view of the lake. It is complete and i will be moving in before Memorial weekend.
I can talk all day about this new community but if you are interested, i suggets you call Tom or Diane at 760-858-5320. Be sure to let them know you heard about it on Hot Boat. Here are a few photos for you.

The 80 acre parcel of land is privately owned and not part of the Indian land or BLM.
I have more pictures to post, how can i post the picture in the forum rather than having a link?

better check again.. that's suppose to be all Indian land over there, and the main reason the Indians repossessed the homes and kicked everyone out :mad: is for a new hotel and casino

Doh, you is korect. I was thinking he meant the new stuff going in at the Springs, not Havasu Landing. HL is indian except for a few lots not so close to the water that were railroad land.
The engines can just boot your ass out anytime. I wouldn't buy anything for more than a few grand over there.....whatever you don't mind walking away from.

I met some sales people at the Naked Turtle during the Desert Storm Weekend. I think they called the development "Vista Del Largo" and I think prices were in the 180's and up - about 1400 to 2400 sq ft if I recall. I'd like to see a tax comparison vs LHC. Could not find a web site.

I have a place inside the indian land over there...the new places look nice...but I don't think you ever own the land..something like one of those 99 year leases..also you'll have to get a pass to launch your boat at the marina...but on the other hand if your into desert sports...there is a lot to offer...hope that helps...one more thing...you'll pay san bernadino prop tax rates....

I'm pretty sure that whole area is Indian land. The plot may be leased to the Development Co. (like Big River used to be) but it's still Reservation.
Anything permanently built (as opposed to a Manufactured Home) on Federal and/or Indian Trust land becomes the property of the the land owner (not the one that leases it). Since the Land owner is now the building owner, real property taxes (State or County) cannot be collected. However, a manufactured home (basically a trailer, no matter how nice it looks) will be taxed as personal property.
As an example, Badenochs doesn't pay property tax. Havasu Springs doesn't pay property tax (BLM Land).
AND the leases can be broken at will by the Tribe. with absolutely no recourse by the lessor. They have sovereign immunity against any law suits, and will use that designation whenever it benefits them.
Talk to the folks that used to be down at Red Rooster, or the ones forced out of prime property at Havasu Landing. Or to me, to find out what a tribe did to my family (Not the Chemehuevis, but same concept)
Sounds like a nice area, but I wouldn't buy there, unless I could take the house with me.

seems kinda of spamy to me, but ill throw in a little information. talkin like 200k + $750. rent for now. very limited services gas/beer thats it pack it in pack it out. great place for the right kind of people. be cool and tread lightly

...it must be different in Az then Ca or something...??...half of Palm Springs areas are Indian land, taxes go to Riverside County, 99 year leases are all over, and the Indians stand to lose alot more then gain if they ever pulled anything...in fact alot of development leases are well into 2050 and beyond before they will come up. What state did that happen with Indians that supposedly kicked out residents and trashed the new homes..??

In my time here in Havasu (6+ years), I know of one time for certain the Chemhuevi's pulled the lease up from under a load of trailer owners at the Landing. They had absolutely no recourse, they had to bend over, grab their ankles and take it.
And...this Shill should have to buy advertising for this development like all others have to, not spam this place.

I dont think that these are on Indian Land. However, the owner is leasing each site and not selling. I had family that started excavation for the owner. I heard he was slow on pay and everything else that goes along with a desert developer (yikes, did I say that?)... Anyway. I heard this guy had stored some rock and dirt on indian land and the Indians had a pissing contest. So I dont think it Chemehuevi land. They actually look nice... But no real good boat storage. If you want to rent, that side is better than the Az side. Two ramps that are easy access and you never have to wait to get in the water. No damn stop signs and no LE to bug ya. Its actually like goign on vacation.

99 Year lease is BLM land. The Indians do what they want, when they want. We have a place on BLM land in Parker, that is the 99 year lease.

A few years back in Blythe, CA at one of the mobilehome parks along the river, I believe Wagon Wheel was the name, the Indians gave the residents 2-3 weeks to get their trailers out, if they weren't out, they were trashed. They built a huge moat around the entire park. Those Indians do what they want. I would never buy or lease from them.

I called the sales people today. Sounds like things start at about $185k for 1,400 sq foot manufactured home $550-750 rent but they have some specials It's privately owned land but it's a 20 year renewable lease. I'd love to see the actual lease paperwork. I personally love staying at the Landing RV but with gas prices just can't justify driving the RV that far. It's cheaper to rent a place in the City. They should be sending me some more info in the mail.

Just Been Reading All The Comments. I'm Going This Week To Check It Out & I Did Some Reseach Before The Drive. The Property Is On The San Bern. Co. Tax Role. That Means It's Private Property, Not Tribal Or Blm. I'll Post More Info When I Get It. Sounds Good So Far.

..I just received a package in the mail. There is no mention of Indian land leases..there is mention of 3 monthly rents, $580 $650 and $750 lots. As an incentive for purchasing a manufactured home there, for the first 3 years the monthly will be $387 $434 and $500. After that time...?...no mentions of increases etc. There is 8 move-in homes available from $192800 - $273600..
Not sure what to think...anyway there is a Memorial Day "Street Party" this Sunday 4:30 - 8pm.
What are some of your thoughts..?
