Mobile Home Park Wanted!

My son and I are seriously interested in a Mobile Home Park to purchase along the River from Bullhead to Lake Martinez. Any serious leads will be appreciated (if you are RE lic. could be a referral fee in it for ya). PM me with info. For those that are in the CA real estate market and you have Mobile Home Park deals that you want to get financed please PM as I have private money investors that will lend on Mobile Home Parks.

What LTV will they go on Mobiles, and is it restricted to Mobiles in mobile home parks, or will a manufactured home on a private lot fit in the catagory?
I don't do a lot, but I turned away a couple deals last month.
Check the zoning in those areas. Might be some land already zoned - more of a project, but an alternative.
