View Full Version : Need boater help Desiging a Home

Ok here is my question to you,
Look at the floor Plan below, and look at the garage doors.
The deep Bay (36Â’) has a 16Â’ wide door and the short bay (26Â’) has a 12Â’ wide door.
So here are the thoughts
1) The 16Â’ provides more access to the deep bay when backing a in boat . In this case we are dealing with a garage that will hold (2) 30Â’ boats side by side with the 16Â’ door on the deep bay, I can also go with a combination of 18Â’ wide and 10Â’ wide doors in this layout, but that surely would limit the short bay to one car
2) Put the 16’ wide on the short bay, so it truly is a 2 car bay, and the 12’ door on the deep bay, the boating benefit to this arrangement, is that a 36’ boat can now be “cocked sideways” in the deep bay by backing it through the 16’ door on the two car side
I am leaning with (2) the 16Â’on the 2 car bay and 12Â’ on the boat bay, to keep THE HOME functional for everyday living.
What do you all think, I will be building (2) of these as “specs”

SK; when looking for my sons house during the past 3 months we auto dismissed any garage that wasnt at least 40' deep. Myself having a Magic deck, I cant tell you how glad I am that my garage is 56' deep with the big door on that side for the boat and more important that the boat finger is 16' wide for access to all sides, garages have become super important as you know! Id say go talk to Karl he knows whats up but since your Karl my advice wont work. Id go with storage for 2 boats 1 car then if you use it for 2 cars you got more storage for quads sand rails golf carts ect

My 34' boat takes up every inch of 39' on the trailer. I have a 40' deep garage that gives me 1 foot of room. A 36' garage would realistically hold about a 31' boat.
That being said, I have tried to put 2 29' boast side by side in a 18' wide garage. It was very difficlut. Only an inch or 2 to spare in the real world backing them in.
I wouldn't plan for 2 boats, I would do 1 boat and 2 cars.
Definitely keep the doors 9' tall.

The first consideration is designing a home that it fits the smallest of the standard lots in Havasu, ie.. 70 x 112 That defines your BASE model, if someone has a bigger lot, it really doesn't make sense to put a 1800 sq ft home, You must fit the size of the house to the size of the lot (and the neighborhood) adding to the garage is very easy if the lot accomodates it

If I had it all to do over again, I would want a wider garage. Wide enough to have plenty of work space around the boat so that all of the stuff related to the boat could be done inside the garage, with the A/C on!

Quite possibly the best garage I've personally seen in LHC is in a new house going up on Tarpon by CB Development. Two car garage and then an RV barn that is at least 60 feet long. I'm usre there are others, but this is the best one I've actually seen and been in.

thanks ! it was worth the money! ohhh by the way i talked to the other moter guy and told hin about my head gasket and he said he will work with me to help out and he gave me the part # and carries the gasket in stock and that i will need to surface them soo it looks like a couple off weaks... :hammerhea

That (first house) is real nice for a small lot, as there are some nice small lots left (we ran into a few).
The second house you posted is good. With the RV off to the side, it could be extended to any length? I like that idea. Doors front and rear, storage above the boat if desired.

Or a house with a tuck-under garage. I also always thought it'd be cool to have two lots right next to each other with the house on one lot and the garages on the other lot, connected to the house of course. Huge house, huge garage, and a huge backyard to entertain with!

We'll than, we can both cook (kind of), so welcome me to the neighborhood with this and I'll have the BBQ fired up every other night for your free dinner....
About 6000 sq ft livable. (4 bedrooms and nursery) single level
Huge master bedroom with fireplace and large bath
Sep. Master his and hers closets (hers needs to be at least 200 ft.)
Small room(for mini nursery, 12x12 or so) connected to the master(or right next to it). This would become the exercise room after the baby gets older.
Second bedroom next to master
All other bedrooms on the other side of the house (2 other)
Large office with access to front walkway near the front door.
Huge kitchen with center island, large bar area facing the family room.
Huge family room (my couch seats around 13) with fireplace.
Large double door entry.
Living room with built in nitche on side with fireplace.
Large game room (at least 20x20 with 1 wall all cabinets and ent center).
Theatre room (if this can be done in a basement with the game room, that would be killer).
Huge patio with extended roof for extra coverage.
Each bedroom to have own seperate bathroom with shower.
Garage needs to be 4 car and then a double RV/Boat garage at least 55' deep. Regular car garage door to be 9' tall and the boat/rv garage 14' tall.
On the other side of the garage cinnected to it would be a small guest quarters with small kitchen with bfast nook, 1 bedroom and small family room. 1 bathroom in the guest quarters. Needs to have it's own front door as well.

No, you just start them really low, so they feel bad by kicking out a really high price.
Kind of like telling you something costs $1000 but then say, just kidding, it is only $499.99. It seems better putting telling you the high price first and then giving you a lower price 20 seconds later. You feel better about the deal.
So, I am doing the same thing here just opposite (low first instead of high).
Help me out. :hammerhea

summit is just a new homes contractor, there are lots of other builders in the area, that can give you quotes on building a new home , karl is one of them and can also put you in touch with a well respected realator to help find the best value for you and your family. :D

In the range of about 100 - 150 psf depending on the construction nature of the house and the quality of the interior ammenities. This does not include land costs.

well Needles is still California and still carries California cost
Havasu, A standard lot 80'x125' will run you a avg of $125k, $100k needs work and $135k and above are normally ready to go.
for Just the home, you can count on $100per sq ft of living, so a 2k sq ft home complete with garage,patio,porch is about $200k GRANITE counter tops EXTRA!!!
