Okay, I have been marketing this, NOT AT ALL... but gotta start acting responsible ( :rollside: ). I just listd it in the Havasu paper but will give a "discount" on the payment end of it for the ***boat peeps...
Lease Option Home on the North Side in a REALLY nice area of town.
SPECS:
2001
3 bedroom/2 bath... master has walk-in/step-down shower (tiled of course)
1357 sq. ft.
3 car garage (7 ft doors but my 29 Magic fit...)
Tile Roof
Lake View off back
Over 1/4 acre lot, lots of room for a pool in the back
60 ft. flat driveway
Plumbed for water softener/reverse osmosis
I do not check credit, no income verification, no qualifying of any sort. If you have the down payment needed and the monthly payments are for you, then that is all the qualifying necessary.
Stipulations:
1. Homes value is $289,000 (revised due to CMA done)
2. Minimum down payment is 3% plus your first month payment)
3. Monthly payments are $1450/month (In the paper it is at $1700).
5. YOU get all the tax-write offs on the home.
6. This is a five year lease but I may consider longer or shorter terms.
All the furnishings, except the Big Screen, are available with the home for an additional $6500

I've been here.
This is a great home -- in a great area.
Incredibly comfortable.
Sounds like a great opportunity for someone seriously considering establishing roots in LHC.
Loco....do the home made BBQ ribs and steaks come with it?

Dear sexy man Dave;
Thanks for the words...
I could probably do something with respect to that homemade stuff, as long as it doesn't involve someone grinding on the sheets.... :crossx: :)
Moved yet?
---- by the way, we are lease-optioning this out becasue we are in the process of building another home out there.
WE will actually take as little as $8500 down from people we could trust on the home (as in ***boat members who have been here awhile).
Later;
Daniel

I think I ate too much.
Good Times, and the sheets are not the only thing that got ground on. :crossx:

I had a CMA done and had to revise my Purchase price to reflect that. Instead of $309,000, $289,000 is a more realistic figure.
Also, changed some of the parameters of the requirements.
