View Full Version : Pre Labor Day Sale Havasu style!

The buyer contingency on my personal residence remains unfulfilled and I am looking for a replacement buyer! Opportunity "knocks" elsewhere motivating me to look at all offers! My goal is to get the house "under contract" again by Labor Day. Submit all offers via your personal agent or contact me directly. The present contract is for $525,000 and I received an email offer this morning for $345,000. Although I am not going to give it away @ $345,000, it will be a STEAL even in todays market. I custom built my 3 bedroom, 2 bath, 1995 sq. ft. home in 2003 and loaded it with upgrades with the intent of never moving. My basis are covered with location, product, garage (no RV), amentities, and neighbor to Hardly Satisfied! The attached photos provide a better visual than I can describe. On another note, the photo contest that I put together a few months back has temporarily been postponed due to a computer glitch. The submitted photos stored within my laptop are inaccessible for some reason and we are working to retrieve them. The winning photos for May and June are on the home page of my web site, and upon correcting my computer glitch, the entrants will be notified.

this house has a lot of custom upgrades that are not listed. It sits on the lake side of the highway in a very nice area

My wife and I designed the pool and contracted with a friend that is no longer building pools in Havasu! The summer heat must have got to him!

I've got the comps to support the price, however comps aren't needed! Anyone interested is invited to submit their desired price and I'll either accept it or Thank them for the interest! I no longer have a need for this home and I don't want to rent it out and watch something I built destroyed. Yesterdays $345,000 offer just didn't make the cut especially when the most recent lot in the neighborhood closed (7/06) at $165,000. The home is loaded with upgrades that some custom builders don't include in their standard options. I'll try to attach the amenities with the original post. Someone will receive a quality home at a great price!

On Cumberland dr between Oro Grande blvd and Acoma blvd on the lake side. Rick if you have the time come by and check it out . you will see all the upgrades . if you know anyone looking for a very nice house bring them by . please come by and see what it looks like

Now try to build the house for 250 and well? Mabye the builder will throw the pool and all the cool stuff in for free!
Trust me!! building a house in Havasu is like NOT fun!! Good luck on the house and nice house!

Just off Oro Grande Blvd. on the lake side of HWY. 95. The site address is 2841 Cumberland Drive. If you are not familiar with the neighborhood, I'm across the street from BLM (undeveloped land) approx. 1.5 miles due north of Copper Canyon. I can hear the boats but I can't see them. Surrounded by new homes.

The lots lakeside/southside are slightly less than lakeside/northside but I figure the land value to be approx. $165k and your dead-on with your price for the home. Builder supplied wading pool from Walmart included at no addl. cost!

That's what nice lots are selling for in my area on the North side/Water side...
Southside/lakeside are slightly less...but still sought after!
