Yea, that's what we were thinking.
It'd be hard to earn enough to make the monthly nut, in fact, impossible.
It's way way overpriced.

Why is it pricey? All real estate is pricey right now. Do you know the income from the tenants on the property? How about the income on the Inn? It probably is pricey although one cannot make an informed decision until those questions are answered. If you have to put down 50% to make the property cash flow, although it may seem pricey, it would also be consistent with todays commercial market.

The property has 3 paying tenants at $1700 give or take. They have 9 available properties , THAT STAY AVAILABLE. Evevry thing that has opened, has failed, rather quickly. The inn is 300 ort 400 a night and not always full at only 16 spots. Javalinas is the biggest cash cow, maybe at half that price and even then the owner would make a killing...
WAY OVER PRICED. and todays market is in the toilet, even thou there are those that refuse to accept that...

I am not a real estate agent and personally think that the market is overpriced and on it's way down. I have accepted that which is one of the reasons I sold my place in Havasu this past February. Jump on over to the the most recent real estate in your area thread and you'll see what I think. This property probably is overpriced but one cannot make an "informed" decision until my questions are answered by the "seller" and nobody else.

Could it be converted (zoned) into a private residence?
It would make a nice home on the lake with the boat parked on the water.
