We just purchased a double wide across the street so it is time to sell our old place. This is nothing fancy, but we have had a lot of fun in this place over the years for not a lot of money. You own the trailer, and the space rent is currently $300 per month. The $300 covers everything but electric. It is a 1970's model Roadrunner Mobile Home. 35 feet in length, one bedroom, one bath. We have slept up to 8 people in here, but really it sleeps about 5. I just had Scotty's foam the roof, but there are a few spots where water has damaged the walls over the years. Nothing that a handy person couldn't fix with a weekend of work. Two wall units keep the place nice and cool. One unit is old, and is probably on it's last leg. The other unit is only a couple of years old and works really well. The entire trailer could really use new flooring throughout. It sits on a big cement slab with enough room to park a boat up to about 28 feet under the aluminum patio cover. The trailer is located directly behind Parker Dam Pizza and is only a stones throw from the river. There is a first come first serve dock so that you can leave your boat in the water the entire time you are there. The launch ramp is private, and only serves about a dozen trailers and five rental units, so you are usually the only one on the ramp. The landlord is picky about who he rents to, and her really wants renters that like to have a good time, but do so without bothering the permanent residents or other renters. This is a great first place for someone wanting a small place at the river. Oh, the dock and launch ramp can really only accomidate boats up to 24 feet. I am letting it go for $20,000. You know what they say in Real Estate. Location, Location, Location. This one has it all. Close to the river, and less that five minutes from Take Off Point on Havasu. PM me with questions. would i be allowed to remove the trailer and put a brand new one on the slab?

We looked into putting a new park model on the slab but it was apparent that it was going to be a huge hassle. The current trailer is grandfathered in on the setbacks from the driveway and property line. It is basically against both of them. A new park model would have to have the proper setbacks, which would leave you only about 25 feet to work with, which is too short. In addition the electric panel would need to be upgraded. You could try but I wouldn't count on it.

$300 a month is a good deal it's the $18000 for that old trailer that I have a hard time swallowing. If it were like 4000 it would be worth it

its a good dela but your not going to get a loan on a single wide so 20k out of pocket is pretty stiff.i think you would have a lot better time trying to sell it if you carried a note.

Basically you get to have a place at the River, for the price of nice Rhino....We were up there over the weekend, and I am pretty sure it is the cheapest place with a good location on the river side of the highway.
