So I am finally building the gareage I have been waiting for . It will be 46' deep and 30' wide with 13' ceiling and a 12' door. What would you put in it besides the normal, TV. phone, 220v.,full bathroom,ice maker, water softner,and washer dryer (for the towels and rags) any other normal thoughts. :) I've been waiting about 3 yrs to do this but never really thought about what to put in the walls, besides what I mentioned and insulation.

I would not put a phone out there... when i am working on something I hate to have to stop to go pick up the phone.

Prewire with CAT 5 for the computer, so you can check ***boat while you are working on the boat!!!

A tile floor (they are cheaper than you'd think) and bootleg in a floor drain (after inspection). The drain should go under the boats drive(s)...

Plumb for Compressed air on some of the corners and a couple of areas for a vacume. Put a 6" drain down the middle and Epoxy the floors. Ceiling fans, AC/Heat.

I have most of what you are doing. I did it as owner builder. My only mistake was a 12 door. They framed it 12 but when you put lathe and plaster on it came out 11'-10". Most new motor homes are at least 12 and that is with low profile AC on top.

I will be doing a swamp cooler for now. I thought about doing a hose reel for the air compresor what would you use for the compressor line. would pvc work? The phone is for when the wife kicks me out of the house I will be able to order pizza :)

but not real good.Compressed air in pvc is dangerous.After a few years in a hot garage the pvc will get brittle.It most likely wont blowup on its own,but if you bump into it,or hit it with the kids bikes etc,then it could be bad.Go with copper or steel threaded ,it will take longer but last forever.Copper is the best,no curosion inside,but copper is expensive now.If you do use PVC go with a minumum of schedule 40,dont use homedepot schedule 10

Swamp cooler is good - but do the AC as well . . . maybe a heater too. . . cold winter days ?
Extra outlets, sky light that opens, pre-wire for speakers for the custom look. and split the lights up into min. of 3 switches - no sense in paying for all the lights on while you are watching TV, listening to the stereo and surfing HB.

Check with your garage door company. I think for a door that size they need 18" min from door opening to ceiling. I also put a rv door in the back for a drive thru.

Put in a dedicated circuit for the compressor, dryer, and anything else that uses a lot of power.
And put in a dedicated circuit for the server racks and add a DS-3 circuit....

I was the owner/builder for my garage in Havasu. Outer dimensions are 36' X 18' X 15'. Inner dimensions are approximatly 35' X 17' X 13' with a garage door that is 12' X 11.5'. The things I sub out was the pouring the foundation, all the stucco work including wraping, drywall and insulation, and hot mopping the roof. Total cost was just under $25,000.00. If your going to put a swamp cooler in, I would look at a master cool and would install 2 of them for a garage that size. I also ran a seperate sub panel out to the garage for the electrical "this is a must IMO". I had the foundation sloped a total of 9" from back to front for drainage. I had the two corners by the garage door built up and sloped so when I wash the boat in the garage, it drains right out with obsolulty no puddling. I had the alarm company come out and pre wire for the alarm. For everything that I wanted done, the cheapest quote I got from a builder was $43,000.00.

When I did mine....which I work in....at the minimum 100 amp sub panel....lots of outlets and light ....large sink....main drain in the center with the floor sloping to it...phone,cable,for compressed air I always use black iron...Only thing I wish I did differently...was make it bigger... :p

GO BIGGER if possible!
Soft water bibs in the front and back of the garage.
Pre plumb central vac outlets side walls & over boat parking
Bathroom with big wash basin.
Oh and
GO BIGGER you will soon see that your garage gets small fast.

The most important thing is spend time upfront on laying out where you plan on putting things like machines, welders, benches, etc. My shop that I built a couple of years ago behind the house is 40 x 80 with an upstairs office / storage area about 14 x 46.
I divided mine into separate rooms with pass through doors connecting them. One room for the 2 boats, one for race car maintenance / engine building, one for doing composite and paint work, one for the machines, another for doing welding / fabrication, and an entrance area with a bathroom. This keeps dirt, fumes, metal chips and grindings from travelling where you don't want them. My main shop area has 16' ceilings, the other areas have dropped ceilings to help keep temperatures more comfortable and controllable for the 30 degree winters and 100 degree summers.
I prewired all the rooms for speakers in all corners, volume control in each room, and phone jacks. I have a CD juke box with a switch for each room. You can't have enough electrical or lights.
If you have welding equipment and larger machines plan out where your subpanel is to shorten the runs. A MIG needs 50 Amps, a TIG needs 100 Amps, phase converter for a mill or lathe. I would go 200 amp panel minimum.
Build a small insulated outhouse to put your compressor in to keep noise down inside. Don't plumb in PVC, copper is best, galvanized is second best. Build a cooling tower using copper in the compressor room to cool the air before it enters the building and filters.
With tall doors look at drums, sectionals will block your lights when open.
2x6 walls with insulation and drywalled inside a must.
Remember it can never be too big!!!!!!

If your working on cars, I'd get a lift or dig a grease pit to get under you car. Nothing better than putting your car on a lift to change the oil, or detail the under side.

I would recommend lots of shelfs built up high. This saves a ton of floor space. I was limited to 30 x 30 due to some utility easements. So I had to make due with the space. Its a project still in progress. Work Bench is next.
Like it was said before, 200 amp minimum. Lots of light. I think I had ended up with 6 pairs of 150 watt High Output, 8 foot lamps. 15 amp just for good lighting.

I am gettig ready to have the frame inspection this week so i can install what i really need behind the drywall. So far I have a 100 amp sub-panel, shower, cable for the tv and internet access :) > good idea on the speakers and the pvc issue. With the price of copper :mad: I don't see that happening. I might have to stick with a hose reel for now. I am doing it owner/builder and it will cost around $35,000 as it is now due to being detached. If anyone knows a good roofer around Havasu let me know. I will be doing a comp roof to match the existing house. I know its not the right roof to do but it is all about money.

I drove by there today, it's looking good......I would recomend a Aero-cool product over a Mastercool, much better product....You may consider sizing and running duct work so you can install a high efficiency American Standard Heat Pump at a later date.....Don't forget the Kegerator next to the computer...... :)

If you want to take a look at what built last year. I put a lot of nice things in the garage like high built in shelves, sky lights, windows, extra roll up doors, wired for tv, stereo, plugs everywere and a large patio car port.

Broke ground yesterday at my house for a 28x30 with walk up attic and drive in full basement. Cant wait, it was hard watching my yard get torn to shit. Ill post pics as it goes up. Sorry about the blur.
