I want to go house shopping a bit but haven't found any adds to new house tracks in OC.

What part of OC??? There are the ones across from the Naval Base off Seal Beach BLVD. (Seal Beach) Those are mostly done.

There's a couple by the Black Gold golf course by me in Yorba Linda. Starting at about 1 mil. No driving on the greens Andy.:hammerhea

I will look anywhere with some decent size nice homes building built.

Some of the homes off the golf course are on about 1/4 acre.

I believe that there are new homes being built in the City of Orange just off of Kraemer, south of the 91 fwy.

All new homes you see being built right now is it...once they are finished there probably wont be any new tracks for a long while....market sucks and builders have halted.

The hood? What the hell you smok'n now? No I am thinking about moving to a country club, how do you think I will fit in with my big trailer, vette burning around the corner and rhino?

Ladera ranch,Irvine area,san clemente(talega), are the main areas right now.Sporadic stuff here and there in built up neighborhoods too.

There's a brand new ocean-view, $1,000,000+ neighborhood in Capistrano Beach/Dana Point. If you know where Beach Cities offramp from the 5 is; it's on the land-side of the 5 fwy. Across the fwy from the Cheby/Hummer/Honda dealer.
I just don't know if we want your ilk in south county... :mix:

There are also a bunch of homes up off Sand Canyon and the toll road... Lot's of grading going on all around there as well. :)

Ladera is all finished except for Covenant Hills. These homes begin at 1.5 mil for large houses with small/moderate lots. I do know they are dealing pretty good as the volume is down. We snuck into Ladera 5 years ago. No way I could afford it now.
Talega is still growing quite well. They keep building northeast. My in-laws got in about 6/7 years ago. Great area too.

That is the only area left were we are working at for now in ladera talega is getting close to.
I remember the days when crown valley was empty and ladera was just rolling hills same goes for alot of nellie gail and most of south oc 20 years ago.

Actully I am leaving Title. I got a paralegal position at a family law firm...

The houses being built in HB are next to me. They Begin at 1.3 for about 1,400 square feet on a dime sized lot.

There are some being built down the street from me in Brea... 3,400-4,300 sq.ft. starting around 1.3 mil. Nice interiors but lots are that big though.

Save your $$$$ (unless you have to buy now) and be one of the first to invest in one of the 4,000 new homes being built by the Irvine company in The City of Orange. The new development has been approved and will be right off of the 241 toll road and Chapman/Santiago canyon exit. There will be a golf course, retail, and lake front homes. They wont be cheap, but if you get in early, will be good investments. They will vary in size from 2000-4000 sq ft. They will be built from appx years 2007-2010.

Lyon Homes has a couple of developments in San Juan Capistrano, near Marbella. They are very willing to deal right now, $300-400K off, and ~$50K in incentives if you use Lyon Financial for the loan.

I too would wait for these homes.. They plan on building soon, since developers just got past the environmentalist people.. These homes are going to be the poop.
