We are moving, so my home is up for rent!!!
Located in Placentia
3Bd, 2.5Ba, 1750sqft, 2 story. Brand new kitchen cabinets, granite counters, tumbled marble backsplash, high end appliances. Remodeled half bath with pedestal sink. Custom tile floors in kitchen, diningroom, entryway and downstairs bath. Newer neutral carpet. Custom fireplace. All new crown molding and baseboards downstairs. Three bedrooms upstairs can only be described as HUGE. The smallest room has a queen bed, 2 nightstands, dresser TV stand and all of my daughters toys. Master has vaulted ceilings, a walk-in closet and dual vanity sinks. Backyard is good size (approx 35 X 35). 2 car attached garage with long deep driveway. Quiet/ Low traffic cul-de-sac location across from pool.

Looks nice, but where is that long deep driveway you speak of? I can't believe what rent is like in CA these days. Now I remember one of the reasons I moved to AZ.

compaired to some homes in this area, that would be considered a deep driveway. there is at least 4-5 feet of driveway in front of the truck and at least 3ft behind, I think that would allow any crew cab long bed to park there easily.
we all have seen driveways that you cant even park a skateboard on:D

I got really really drunk one night... next thing I know Im in escrow?!?!
No, really. My wife and I would like to have a home where we can stretch out. We have 3 kids (5, 17mo twins) in a 3bd house. Its large enough for us now, but in 2,3or 4 years from now... I've been looking for houses in OC but mostly find fixers (which I dont mind) averaging 4bd 2ba 1600-1900sqft around $675-715K. This was much much less. Were gonna give it 5 years at re-evaluate.

My wife and I live in Henderson. We absolutely love it.
Im from Manhattan Beach Ca.
I was glad to get out of Cali.
We live near McDonald Ranch. I work at Henderson Harley. Stop by and say hi.
Where exactly is your new house?
I hate to ask but, what did you pay? Square footage?

Dont know where McDonald Ranch is, Im sure we'll learn the areas. The Harley dealer i think i can find no problem.
This house is at the top of Horizon Ridge where it deadends into the BLM land. Its 6 bedrooms 4 baths 3750sqft with room for a pool in the back. Price... lets just say it was a good/fair amount under $500K

Wow, you got a great deal! Congrats. We are up near Horizon Ridge as well. Our zip is 89012.
That is close to what our house is worth (even in this flat market) and our house is not close to that size. Our house is a one story, 1900sft, with a large 3 car. So, I know you got a smokin deal. Your house is very pretty.

How about scratching the renting idea and locking in your equity today, so you won't lose your value on the home, I'll put a partner of mine into the home who'll make all the payments (taxes, insurance, HOA's, etc.). He will be responsible for all the upkeep and repairs and in the not too far distance, you will be cashed out, a new loan will be put into place and everyone is the happier.
No calls in the middle of the night, no worry about not receiving money and I keep two months worth in reserve should he fail to pay, will get him evicted and put someone else in.
I'd be happy to talk to you more about this is you are interested.

Future appreciation, which won't be existent over the next 3 years, is where part of the "deal" factors in for me plus bumped equity and being able to substantiate a higher payment than what rent would typically demand. The average term for this is 5-7 years.

since it is a triple net lease, it isn't the same as rent. The benefits for the "Resident Beneficiary" is that they become a homeowner, they get the tax write offs, they are building equity and will only need to get a refi loan instead of a purchase loan when they get the loan in their own name.

already rented. this is the first time ive been able to login to HB because the tenant wanted to move in on the 15th of Jan. and there was no time to update this "spam" There were plenty of people wanting to rent it and no-one questioned the rent price. I was even able to sell the appliances to the new tenant. Thank you all who inquired.
FYI- If anybody is still looking for a rental.
