Just down the road from Phebus, which is pretty much northwest of McCulloch and Jamaica. No view, but plenty of upgrades. It's priced competitively with what's out there, based on recent comps. Oh, I forgot to mention to Contact Ms.Havasu of havasu homes about the property aka warlock25 .

They did match the house and it looked a little blah, had them painted darker to match the front door. To tell you the truth, it has to grow on you. I like it that way, but if you're putting a bid in and that's a sticking point, I can send the painter back out. :D

Michele did that on a Bridgewater model like mine, first time I saw it, I was like wow! That looks like $hit! But everytime I drove by, I liked it a little more. The the front landscaping was done with a little dark rock as well and I began to like it. The neat thing about this house, is that it is the first time Summit has built this model. So when you walk in, it's not gonna look like the last 5 models that you just looked at.

We got our Summit house sumilar to this in 2002 for $160K. Pricing sure has gone through the roof.

Yard work is a snap, go around with a torch for 20 minutes every few months and you are done.

very nice I agree what a difference it makes. Who did the work, and if you don't mind asking what did it cost to have the front yard done. I need to find someone to do ours.

Saw about 15 properties over the weekend, seems about right, maybe just a little high from what I saw out there, just my two cents, nice home though. It does have the granite, which a lot of the other homes don't, they go with the tile in the kitchen and the bathroom.

Um, lemme look into that, it was about 2k.
Michele took my wife and I through that house. It is a really nice place. Figuring out what I can do to make a living in Havasu...LOL Well, robbing banks is only gonna take you so far in that town. I opted for the railroad, but they say I have to wait 4 more years before I can move into my house :(

Here is the Floor plan for the house
a couple of key features I designed in are
The garage will hold (2) 30' boats side by side in (1) bay, leaving enough room for (2) more boats of 23' or less, or a full size crew-cab long bed truck in the other bay and still have room for the Rhino:D
Isolated Utility room
you do not have to enter the house though the utility room from the garage as with most 3bdr split plans
HUGE!!! raised kitchen bar, it will easily seat a dozen people, this is the identical kitchen from my top of the line Pinnacle model a house that costs $100k+ more than this one
Large master walk-in closet, part of which is used for the linen closet and faces the 6' hydro jet tub
Massive entry area and rear patio
after all the homes I have designed, this WILL be the one I build for myself;)

My wife and I wanted to buy that house when we walked through it with Michele. I'm even considering downsizing our house here in Henderson and buying that place. Man, I loved that house.
