I am selling my house in LHC and my boat. I bought the house brand new 3 years ago. It is still in brand new condition and shows well. I am a "neat freak" and everything I own shows it! Here's the link to the house:
http://www.realtor.com/FindHome/HomeListing.asp?snum=4&frm=byzip&lid=Enter+MLS+ID&pgnum=1&ss_aywr=&st=&mls=xmls&mnbed=3&js=on&mnsqft=0&fid=so&vtsort=&poe=realtor&mnprice=275000&ct=&zp=86404&mxprice=300000&typ=1&exft=0&exft=0&exft=e3cargar&exft=0&mnbath=2&sid=08005BA57FA3C&snumxlid=1070937764&lnksrc=00001
The boat is a '97 Ultra LX which I have also owned since it was new. It's a beauty. Here's the link to the boat:

Nice house and great area. My house is close by on Bamboo Dr.. Why so cheap. Or is that the going rate now.

It appraised for $312k in October. I bought another house off Acoma and Keywester and now have 3 house payments!
I just want it gone. It really is a nice house in a great neighborhood. The people across the street and next door are also "weekenders" from CA so we keep an eye on each others place.

Very good location and I think it's a good deal too. Needs walls and your done! I am surprised an agent out there markets it that well. Nice pics and tour.

How is getting a boat up that driveway? Is it as steep as it looks?

Thanks!
The agent is great. She's a family friend and we have bought and sold property through her for years now. She is doing all she can to help us out.

The driveway does look steeper in pics...not much though. I've been shoving my '21 Ultra up there with a 2wd Suburban without a problem. I've also had a '22 Tige in the garage next to my boat and RCB19's Rogers in there with no issues going up the driveway.

How deep is the garage? You think a 25 Cat would fit?

RaceFace

I don't see a problem with your cat fitting. The single car side is 27' deep and the double car side is 37' deep (as I recall). The garage doors are 8' tall. My neighbor has the identical house (you can see it in the exterior pics) and he's got a 28' Eliminator Deck Boat in his.

Price seems good!

It is. Its priced well under appraised value and it really is a great house. It shows as new! Someone will be really happy with it! My "ultimate" plan was to put a 40' deep RV garage sunken into the backyard so the driveway access would have been from Sombrero. And digging out the yard and sinking the garage in wouldn't kill the lake view and it still would have left a nice yard for the kids. Oh well....hopefully someone else can carry on my "dream". :(

Here's a few more pics of the boat (if I can figure out how to do it).

Any picture from the garage looking out?

RaceFace

I looked through all my pics and have nothing from the garage out. I did find a shot from the front door out when the place was brand new 3 years ago and a couple of other pics from the same day. Hope it helps. I will be out there in 2 weeks. If you need more pics, I can take some then.

Have you ever had a bid to run a block wall around the back yard? Or idea of what it is per foot out there? And where is it located? South side? Center? I am not real clear on all of Havasu "north, south, here, there". I know the south end is the closest to say the Parker side not the 40 side? The 40 side is the north side?

Yeah, my in-laws have lived in Havi for 30ish years and have a pretty good handle on who's descent in town. I never looked into the price of a wall because I enjoy sitting on the patio with the misters on and a margarita watching the sunset over Havasu Landing. It has a great lake view and I didn't want to block it. Then last year I got the idea of building the RV garage across the backyard yard (I didnt think it would block the view because it would be set back farther on the lot) and as I was getting ready to get bids and pull the trigger on that, we bought another house in the center of town for a great deal. The house is located in the north end of town. Turn on Industrial and take it about 1 1/2 or so miles away from the lake. I usually launch at Windsor....which is Industrial all the way to the water.
