I'm not spamming this cause it's not my listing. However, I was showing property this weekend and came across a killer deal. It's a 3 bed, 2 bath home built in 2003 with a tile roof. The garage is 34' deep both bays and it's drivethru. The house is immaculant and the landscaping front and back is probably worth close to 20K. I'd buy this home myself if I had the down payment.

There have been a few of them lately. I've bought 2 myself within the last 4 months and just can't swing another one. I think this is a better deal then the one I bought down the street from you. (except the neighbors of course:) )

She is not kidding when she says it nice. Looks brand new inside and out.

Seems really cheap. I almost payed that much for mine a couple years ago. Is it dropping that much around there?

Okay your on to me:D Maybe I used the wrong word. I would love to sell this or any other home since that is the way I support my family. Business has been slow around here and I think this is a good deal and would like to sell it. I didn't want to just post the mls number since I did all the leg work and physically looked at over 30 homes to come up with the best deal. I would hope anyone finding this home through my post would think enough of me to use my services and not just call someone else to "write it up"

Sounds like it. I was worried about it cause we almost payed that for our place. But its seems small. The price is very reasonable IMO.

Some have really lowered there prices to move them. I think this one is a good buy.

I haven't been watching the market out there lately so when I saw $220k my eyes lit up. Now after seeing the pictures I can see why it may be cheap. Still looks like a nice place for the money though.

It is a smaller home, but it is layed out real nice. Probably wouldn't want to live in it full time, but nice for a weekend retreat with a garage big enough for most boats. The landscaping doesn't look as nice in the picture as in person it has 5 or 6 large palm trees which are not cheap. also has a large stack block retaining wall in the back and rock decorative walls in the front. My "guess" of 20K worth of landscaping is not far off.

Built in 2003!
Has a tile roof, barely been lived in. You could not buy a lot and duplicate it for even close to the asking price.

Seriously, this would be a great buy for anyone on here. The pix don't do it justice. It is much nicer in person and extremely clean. Nice color of paint on the walls. Comes with a brand new frig, washer and dryer.
Like I said, my wife and I were going to put in an offer, but are waiting to get around 40k down, so we can eliminate the second. We wanted to rent it out full time. It is ready for someone to move in.
Oh, and you guys were right Michele and John are the best.. :D

Wow, prices out there must be falling out of the sky.
I still think Havasu has priced themselves way out of line with the real value that homes should be seeing. JMO, but why are new home prices in Havasu at approx $210-$230 sq ft, and new home prices in the Inland Empire are going for $175-$195 sq ft ? Something's wrong with this picture, and I am sure the market is correcting itself, and will do so thru 2008-2009.
Don't get me wrong I love Havasu, but the bubble is bursting folks.

Taxes are 469.24 per year based on 2006 taxes. In Havasu you inherit the current tax base when you purchase a used home (It's not re-assessed). They will go up when the whole city goes up together. That's an advantage of buying a used home. Insurance should be around 350.00.
The lake is about 4 miles away.

I too believe the buble is bursting. Price per square foot is out of wack! I will wait till next summer to buy.

The problem with comparing price per square foot is that the price is based on Living Sq.Ft. and doesn't include the MEGA garage. I recently built a 1680 Sq.Ft. house that had an 1800 Sq.Ft. motor home garage attached. It sold for 390K. If you devide 1680 Sq.FT into 390K you get $232.14 per sq.ft. I'll be willing to bet the 185.00 a Sq.Ft. home in the inland empire does not include 1800 Sq.Ft. of finished garage which wasn't free to build. So it really isn't fair to compare Sq.Ft. prices unless you are comparing apples to apples.
I think if you wait a year to buy you will miss out on the buyer's market we have going right now.JMO

A few plams, small rock wall, PVC and some labor to spread rock = $20K. Guess I am out of touch and need to start a Landscape biz in LHC. :D
