I have buggied around this area all my life. I would only buy this property if you plan on being a Havasu Hermit or if you wanted it for the future. Personally, its overpriced. In the long run, you would make more profit spending more for something closer to the lake. Its well outside the reservation though. It fricken hot out there also!

What really stops some big developer from making that side like Havasu? The indians? Isn't there at least some potential? Do the indians own all the land next to the water?

You cant get Parcels in Havasu Landing. It Indian land. My family has a Water front mobile home. I also have a piece of land that squeezes the indian reservation. Its more up river.

I looked up a few properties they had on the website, it seems this person has done pretty well buying property in various areas direct from the county and flipping em...

what about the vista del lago development. I believe that is deeded land the the developer will lease.
Your right. Its just outside of the landing. I would do your homework about the developer. I had some family doing some of the rough grading there and they said he was kinda shady. I would check it out though.

Why anyone would bid on something until its ready to close is confusing to me. I have bid on ALOT of ebay stuff. My experience is that any bidding to far in advance only creates cost increase. WHy not wait until the minue before and throw in your max?

You will still lease in Vista De Lago, they are not selling the lots. The lot that is up for bid was a parcel won in court from old Union Pacific land. The lady sub-divided and originally sold the lots for 9k-15k. Investment, good. Living, well, utilities are "available", but as far as electrical, I can tell you it will still cost a little since the distribution will have to be extended. You are ways out there and no water access per say. By that I mean you could walk to the water, but it is in the refuge.
There are lots you can buy outside the Landing, but they are not this inexpensive at all. But then again, they are developed.
