I have a house for sale in Lake Havasu City, Arizona. The house is located on South Kiowa Blvd and has a great lake view. There is 1895 sq. ft. of living space with 1104 sq. ft. of garage space with a 48 ft boat deep bay with 9ft insulated garage doors. This home has an AC and swamp cooler. Home has pot shelves with 12 ft vaulted ceilings. It has a huge master bedroom suite and exquisite master bathroom with his and hers vanities as well as his and her walk in closets.
This home has an indoor laundry room. There are fans in every room as well as reverse osmosis and a soft water system. The side of the home has RV parking with hook ups. Room to build a large RV garage. Home also has elastomeric exterior paint with enclosed stucco eaves.
The home was listed for $449,900. Now listed at $399,900 FSBO

House was built in 1998. Not going to get in a pissing contest with a brain dead that smokes crack and thinks everyone else does. A real estate agent is the one that listed at the $449,900... the agent that everyone on here seems think walks on water is the agent that quoted me the $399,900 asking price. If you're not interested then continue to smoke your crack.. and no need to yell.

Good luck with the sale and yes regardless of what 4day has neg to say about everything people advertise here there are houses here in Havasu
worth 400k. Ours just appraised a few weeks ago for well over that.;)

The house doesn't have a pool. I have some pictures of the house but I'm new to the site. My neighbor told me to list on here. I'm not sure how to upload the pictures. I will check with my neighbor and see if he can do it for me. Thanks for the kind words.

What a D*CK! Are you just bitter because you can't afford it? All you do is bash people sales prices from boats, to cars, to house, to atv's! Get a life! Do you sit at home and read every buy or sell post and then bash people. Why does it affect you what he sells his house for?

The house doesn't have a pool. I have some pictures of the house but I'm new to the site. My neighbor told me to list on here. I'm not sure how to upload the pictures. I will check with my neighbor and see if he can do it for me. Thanks for the kind words.

Yeah, looks to be no homes in that size range that match that price. :rolleyes: This was just page one, chicken little. Now the question begs, have YOU searched the havasu MLS before coming on here telling this guy and others that they are on crack for trying to get a fair price for their investment? Note, the number before the word "details" is the sq footage, and yes I edited the 4 homes over 2000 sq ft out on purpose.

I've got a spec home for sale out there myself, and I took the same beating. Problem is, the market is a little slow right now. I have confidence that things will work out.

You can list the house for whatever you want.....wake up. People keep saying the markets slow....duh, its slow becuase people dont want to pay what homeowners are asking. The market has depriciated everywere 5-10% in the past year, but yet people are asking 10% more than what they bought there house for a year ago, or had it appraised for a year ago, thats a 20% difference. so if your house was worth 400k 1 year ago(when the market was hot) statisticaly(i know there are some exceptions to the rule) it should be worth 360k now, but people are listing them for 10% more than the 400k it was appraised at last year= 440k and thinking it will sell! An 80k difference in reality and perception. Do what you want but the hot RE season for havi is now not after summer, and be prepared to keep it until next spring.

Irrelevant math...but either way what did you gain by pissing all over this guys ad. Even with your math, it looks like he has dropped the price to reflect the market. I just don't see what anyone gains by this type of post. Do you not think that people on here are smart enough to realize what they are looking at and whether or not it is a good deal? There are a few people on here who seem to revel in being negative and I think it just makes you look like a jerk...:mad:

I agree with you 100% about the market change but that was a little harsh. I think we should all be a little more supportive with our hb brothers. Educate them in a nice way and someone might buy you a beer at the lake and not call you an asshole! :D

Did you sell your house to early or something? People should be able to ask whatever they want for there stuff you don't need to buy it. If it doesn't sell I am sure he is smart enough to drop the price or whatever he wants to do. It's not like he is trying to sell a lime green boat or something gross like that.;)

Im just sitting on the sidelines watching the havi market collapse before i pay cash for a home at a really discounted rate. I find it funny when poeple list there home in havi for the same price that a home in "inland" so cal can be bought for. The two markets are absolutely different. Even urban pheonix doesnt compare to the avg cost of a home in Riverside, but people in havi think the 130k home they bought 4 years ago is worth 400k, there crazy.

Here is my opinion. I bought my brand new house in Havi in 1986 for $45k and sold for $115k. I bought my 2nd house in my avatar minus the $50k rv garage for $190k. I have a $875k house in Yorba Linda right now. In 8 years I plan to retire. Do you think I care what the house's are going for in Riverside. This may not be a great price for a 2nd home, but for someone wants to retire in Havi on a fixed income.The prices in Riverside don't mean much to me.:) BTW Are you a firemen because all the fireman I know are CHEAP.

My opinion is that if you see an add that you aren't interested in, end of story. You don't need to put your two cents in, and comment negatively. Just because you might not agree with the persons asking price is no need to effect his attempt at a sale. Let perspective buyers decide whether they want to spend the money, and if they don't, he will be forced to adjust his price, or take it off the market.
