I don't do internet quotes, but I am sure someone will want to play "fetch the rate and costs" only to not get the loan. Besides, I only work with financially savvy people, because I don't know what the fock I am doing. :D

Isn't that the truth. Hard to give a rate when we don't know the type of property, primary residence? cash-out?, credit scores, full doc loan?, willing to pay points?, there are jsut too many variables to jsut give a rate.

There are way too many brokers out there practicing the "Turn and Burn" in my words. And way too many uninformed customers falling for these marketing schemes. Truth is that your real estate / loan consultant should be someone you go back to everytime you have a real estate question. Someone you have a connection with and trust. :)

Bense I would like to help you out if you aren't getting what you think you are. This business has a lot of shops that use smoke and mirrors to get you to believe you are getting something for nothing. If you locked your rate in today or in the past couple of days your rate on a 30 year conforming fixed rate loan should be right in the ball park of 5.875%. If it is quite a bit lower than this, then something is wrong. PM me if you want more information.

ok question..... I just moved back into what was my rental house. now I want to get it back to a primary res rate. should I first contact my lender wa mu?? what are the going rates?? on fixed or int only rates. stated income. lots of equity. dont want to pay points??? ok honest question looking for honest answer from you gurus out there before i start shopping??? thanks in advance for the info

EZ to just show a GFE, some sleazy L/O probably gave him that rate on the GFE. cant you just see it now at the signing........ "oh, we were able to secure that rate for you....but this is only 0.250 more, only changes your payment a few dollars"

This is exactly what I mean. Someone you have used for years and probably trust is giving you a fair deal. Most customers do not have this kind of relationship with their real estate professional and start over fresh shopping for rates and deals when their needs arise.:idea:

I just threw the basics out there to get some contact from people that do loans. Thank you to the people that contacted me regarding the information. Those people that did, I sent them a pm regarding EXACTLY what my situation is and what I am looking to do.
