concept,
are you having a difficult time trying to sell your spec homes you are building? The market is turning.... who knows where its going. THats why i got my commercial as well, so I can jump on that when the residential is slow

The houses I sell are up over a million so the market doesnt really effect them, its normally a pretty slow process in that price range. I know its starting to get better in sales but in my opinion its because people are finally realizing that their houses arent worth as much as a year and a half ago during the boom and settling for less...

I own a 2006 DCB Mach 26 and own Boat Bling - leader in Premium Boat Detailing products and custom 496 Engine covers.
Mike -- do you sell homes anywhere in the Phx area, or just East Valley? Looking for a custom home within the next year or so, hopefully up in the Cave Creek or Desert Hills area.
Usually my boat stays out in Havasu, however I am bringing it home for a few weeks after the Poker Run in two weeks- lets plan on hitting Lake Pleasant as a big group.

460 get a clue. The county charges an impact fee, and they are ripping people off. 9k for pinal county. A building permit is about $800.00. If you have ever looked into building a house you would know what I was refering to. As people who build know what I'm talkin about. A friend built one in Queen Creek and his " Impact Feee" was close to $20,000.00. Add that chit to the price of the house. Now why is it taking so long to get Ironwood in shape. That area was built up 3 years ago. Listen to the traffic reports, every morning there is a big wreck in that area. That is what the "impact Fee's" are for, roads and public services. And chances are if he is building big money home they are in Snottsdale, the worst place next to PV to build. Those two cities are a pain in the a$$$$$ to deal with. I know I'm in the industry as well.

There is some good land just north of Carefree Hwy i was looking at, but before i can buy a 300-4000k lot and spend another 5-600k on the build i need a raise? Concept, Do you have your own crew that does the builds? if so, How much per sq ft? On a 3500-4500 sqft house.

Bouse, take the 10 west to Vicksburg, north to the end. Turn left. It short cuts to Paker insted of going through the rock village of Quartsite. And at midnight on a sunday you better do the speed limmit. Why? Cuz that stinking cop doesn't sleep. 10 miles an hour over. That sucked. Midnight on a sunday, chit!!! I hate that place    . I'm going south of Coolidge.

Not sure what my current line of work is, but I used to work on cars for a living. Don't worry, I'm not invading AZ from CA. I went to school there in the '80's so technically I'm just going home!
