How deep is the garage makes quite a bit of difference. What might fit your boat may not fit somebody elses.

Michele and John showed us a really nice house built in 2005 about 1150sq ft with a 30 deep garage, nice landscaping, awesome location that we could have got for 200k.
I would say 250k, you can get 1500 or so square feet.

You need to just go by the price per sqare foot for recent closed deals. Then add or subtract any big ticket items ( Pool, view, age, RV garage, etc) I think it is running at $227/sq foot, but double check that.
I spoke to realtors there this week. There are 200+ foreclosures right now in Havasu. He said there were zero last year and now they are coming on at 5 a week. I don’t think the bottom is falling out but it is certainly a buyers market and will continue to be that way for a while especially if the stock market corrects.

4th grade! you were more than qualified to become a Realtor, even house wives can become Realtors!
Hey Pepper...I resemble that remark! I'm a housewife married to a Realtor, I guess that makes me a bottom feeder.
