The numbers on this were COMPLETELY wrong! My assistant who made the page I was going off of was on a different property #'s.
Actual Numbers were:
ARV (After repaired value): $280,000
ASKING: $187,000 all cash close in 10 days
REPAIRS NEEDED: $15,000
SORRY!
I JUST GOT A BUYER ON THIS THOUGH SO IT IS NO LONGER AVAILABLE

She just got a foreclosure as in a "listing" or bought on the steps or do you mean one bought through a short sale process?
If it is a listing, I may be willing to be the buyer and negotiate with the banks.
