It sits on 1.67 Acres. House is dated but that can all be changed!! We will close the end of this month. I cannot wait.

It is a little cheaper to live in the mid west. Would I even be able to buy a trailer for that in CA?

Sold my 1500 sq ft, 3 bedroom, 2 full bath ranch, which sits on 1.1 acre lot and has a 36X40 out building for $170. :jawdrop:

What did you originally pay for it?
CA is a double edged sword...(things have slowed now)
I paid 289K 2.5 years ago so I made more on the property in that time frame than I did at work:)
Congrats on the house it will be a great place for the family:D

Bought it for 122K 7 years ago. I am basically breaking even with all the money I put into the place. Sold it in 10 days. I got lucky.

What nobody has mentioned here is the people that bought in the last 2 years have houses that are starting to come down below what they bought their houses for. Brandon is right, its a double edge sword. A lot of people bought houses recently (last 2.5 years) and are going to have to wait a while to gain any value above what they paid for their homes. Because of crazy loans, people are beginning to loose their a**. If they did it right, they can wait out the slow times and bounce back.

my parents live in Cour De Lane, ID (SP) and let me tell you for what you can get up there is nutty and a much more beautiful place compaired to here in Cali. I would even consider Montana after the kids grow up.

I don't see how it could be that inexpensive, even if the land is cheaper. Don't the building costs pretty much stay the same around the country???
You couldn't build a 4700 sq ft house for 330k in AZ or CA (I'm not including the lot)........That's 70 bucks a sq ft. plus a garage.

Congrats! The joys of the midwest and boater friendly lakes. restaurants and marinas (at least in MI). My parents are trying to sell their house on 10 acres, pond, 2000+ sq. ft. and 3-car garage with full basement & 5 acres of lawn for $325:rolleyes:

Yes, All but 200 sq ft of the basement is finished.
I was born and raised here so I do not know any different. The seasonal changes can be nice but I really could live without the cold winters. I have been to AZ and think the desert is beautiful. Been to CA too. Love the weather!!
I am sure your salary's reflect the cost of living out there.

House was built in 1993 and has had no updates. I think the basement was finished later. This is the ideal home for me because I can remodel on my own and enjoy those types of winter projects. When I am done it will have hardwood and tile flooring. The kitchen needs new counter tops but the cabinets are nice. The house has a lot of wall paper. :mad: That takes sometime to rip off. The fixtures need updating too. No big deal. :)

In Cali, we usually don't have basements. Basements aren't usually included in square footage. I just looked at the pictures and the house is really nice!!

It had an 8K sq/ft lot which is pretty big for where it is. It definitely needed some TLC and it was a steal at $645K. It was in the good school districts (which demands a lot more $$$ in CA) and not off of a major street.
I still don't think that right now is the time to buy a house in CA though. Give it another year or 18 months then it will be a buyers market again. :)

Exactly. I would love to have a home back east somewhere but wouldn't want to live there. My parents are looking into purchasing a home in Nebraska since half our family lives there and we go hunting there every November. But you can't beat the So. Cal. weather and theres no way I'm getting a job like mine back there.

He says that right now he is getting one out of every 15 that he makes an offer on. He says that many people are afraid of loosing EVERYTHING if the bank forecloses (?sp) and they do not want their credit to get screwed up. They would rather eat their equity in the house than get their credit dinged and loose all equity all together. Often times, the price offered is $100K below what the comps are on the house.
He also does a 20% down and then interest only on the house. Let the renters make the payments, and more, every month. He says that the house will never drop $100K worth of value so he is still ahead of the game. He is making $$$ every month off of the properties and knows that he could always blow the house out for at least $20K more than what he paid for it.
He is just lucky because he has investors backing him up. If I had one, I would do it in a heartbeat!!!

Having the investors/money to back that up is key. Its hard for broke ass people like us to get into that business.

Indiana is great aside from Dec. - Mar. :( I spent 25 years in So. Cal. and couldn't come close to the lifestyle I have hear in Indianapolis. Never would I have been able to buy a water front home with a deeded boat dock in Cali, predominately because they don't exist :D , but here in Indy I can be on the water with my boat out the back door for $350K - $400K. :eek: 6:00AM speed passes before work sound pretty good to me. :D

Awesome! We got lucky because the previous owners had remodeled the Kitchen to the tune of $80,000 or so. I mean world class. HOWEVER, the master bath / closet, 2 other baths, were horrible. We went all out. Natural stone Hanns Grohe fixtures, marble, framless glass shower, Itallian tile, added hardwood to the upstairs and 2 more rooms on the main level, replaced all doors with solid core and Baldwin Hardware, changed all the fake brass light fixtures and fans. ..... ok now I'm getting sick :idea:
