The Palms River Resort In Needles...

Anybody know anything about this place in Needles?

My friend has a mobile in there. New owner took over and is really fixing the place up with a lot of new stuff, palms, pavement, new pool, dock, etc...He is also selling new units in there singles and doubles but he won't let anymore enclosed garages built on side of the units. The owner built his own storage units that he charges extra for boats and stuff. Original singles sold for 42K. My friend has a 2 bed 2 bath place with enclosed 60 garage in there that he feels would go for 165K now. I think the owner will also raise the monthly space rent which is about 400 not. I would not doubt it goes to 500 or 600 with all the improvements he is making..

Hello,
Thank you for your interest in our property here are Palms River Resort. Attached you will find a price list, map of the park and floor plans on our smaller homes.
You pick the home, your colors and your lot we do the rest. There is a space rent for the lot that is $399 month for the lower section closer to the pool and boat ramp and $299 for the upper section. This gives you usage of the pool, recreation center, boat ramp and dock. There isn't any HOA fees just the space rent fee.
All of our homes come with an Awning from front of home to back of home with a concrete driveway from the street to the back of home. They do not have garages but we do have storage units you can rent. Right now we have units that are 30ft deep 14 high and 12 ft wide and they rent for $135.00 month. We will be putting in larger ones not sure of the sizes yet or prices on these units.
We only have one riverfront lot left its a narrow one and we are thinking about putting a 2 story 3 bedroom 2 bath appox. 1100 sq.ft. on it. Space rent is $500 and the price of the home will be in the $350,000 range. We are located about 2 miles from Hwy 40. Take River Road cutoff and you will be going toward Laughlin and we will be on the right side of the road.
As for financing we have 3 banks we use and the loan type is called a Chattle loan.

A freind has 3 places in there. 2 are for sale for like 140k I think. brand new doubles he put them in as specs. they are located in the original section. if your interested I can get you some contact info. the new owner has dropped some serious coin in there. was a nice place now its off the hook. I think there is one for sale on the water for like 480k dont quote me on that price. I have heard that the owner is pretty straight up.

Well we bought space 110 the powell and we will be closing escrow on the 25th of this month and it was right above 200k, so we will be there this weekend.

That's what I was thinking. There's a stick 3Bd, 2Ba home in Marina Coves for $299 right now.

I have one of the original park models in there, the place is awesome now since Chip took over, he just raised the rent for his first time, I don't see it being raised again at least not for another year, he has to stay competative w/other parks along the river. The rents will only be in the 500-600 for river front. The place is awesome and most people in there are way cool. I have the only sky blue park model there.
