Just did this and I thought it was a little on the low side. I know values have gone down some.
What do ya'll think?

I think it is a fluke but it was within 1% of what I thought and local realtors are telling me and we are in a custom where there would be little comps ( old house, lots of land, remodeled etc...)

Yeah it's low. It said my house is valued lower than what I paid last year, where the same house down the street, on a smaller lot, without a view, is valued at $100K more than what I paid, which is about right.

I saw this on KCBS news last week. They were with a realtor who was selling a home in LA somewhere. The agent had the house listed at $995K. They entered the house into zillow and it came back at $650k. The agent just about shiat and started to jive talk the reporter about all the upgrades, neighborhood..... He was caught way off guard. My home is on par with what they are getting in my hood.

Seemed about 10 - 15% low for me in Vegas so I wasn't sure. Still seems to be a cool tool.

I'm sure it's pulling property information from tax records and combining it with recent sales data to crunch out a number. How else?

Within about 1% here in Horsethief canyon. My house anyway. Value of 3 houses up the street is about 50-60k off. Some friends moved to a new area in murrieta about a year or so ago and the value there is about 150k low.

On mine it didnt have any of the proper information as far as # of bedrooms and baths. The parcel size is off a bit. It has no idea the condition of the home. It seems like a descent tool to see if you can afford the neighborhood but i wouldn't give it a whole lot of accuracy for an exact price.

That site is amazing!! I tried 10 homes and the tract homes were all within 5%. Custom homes were low by about 10%

I guess it depends on how much info they have. Mine was listed at over $100,000 more than it's real value.
My folks place in town was over $500,000. Way - way above it's worth.
Both were much higher than any of the comps in Parker, too.
Maybe the zillow dudes will buy my place for the $301,000 they say it's worth? :p

Mine is quoted right about where I thought it should be, based on the comps in my neighborhood. This is a good reference, I wonder how it will work if the market falls or the bubble bursts.

Most of the coments showed on the low side. It's about time some more showed high.It shows there may be some credibility to the calculations.

It is close on mine (within $50k), but for a few others in the neighborhood, it is off by at least $200k.

mine seems high, It's less than what it's worth but they are short a fair amount of info and it's not too far off.

Check out this one. This is the sultan of Brunei. Hope this doesn't get me knocked off.
99 Spanish Gate Dr, Las Vegas, NV
It is 108,000+ sq ft. Takes up a whole block of some of the most expensive land in Vegas (Spanish Trails). I'm trying to get a lot in the neighborhood just west when more open up, so hoepfully this guy doesn't sell to drive up the comps in the area. :rollside:

Looks like their data is based heavily on dollar/per square foot. My house is on the market right now for $100K more than they are reporting.
Public MLS seems more reflective of true value, but it's a cool site.

I just ran it. Seems par for what things are going for around here. Granted 1/2 acre horse property lots in the PV area seem to be in pretty high demand. ;)

I've been in that house and it is amazing. The vault (jewelry box) is a large as a room. Not to mention all the hand placed gold in the ceiling domes and many other areas. Squash court, bowling alley, night club, around 7 bars (but they don't drink, it's against their religion. I could keep going but I fear for my life...

It is way under valued on that site IMO. It cost way more than that to build it 8-9 years ago.

My property came in at 524K and I currently have it listed at 485K.
Looks like Either it's to high for my property or I need to raise the asking price!! :crossx: ;)
