View Full Version : can't GIVE house away..literally!!!!

3 years ago I bought a small house outside Queens in New York for investment. Only $27,000, had renters for 750.00 a month. The agent I bought it from sent me an appraisel 2 years ago for over 80,000, at that time he had other "Good Deals". Thought I had the inside track to a gold mine!.
Renters long ago moved out, transient addicts moved in. City just sent me a bill for 2300.00 for security and clean up and they will keep charging me if I don't fix up the property and remove the squatters. I can't rent it, I cant sell it. Tried to give it away to relieve me of the burdon, real estate agents won't touch it.....The church, salvation army and a host of others won't even take it for free unless I repair it first!!!!!!!!!!!!!!! Now the city is going to send me to collection and continue to do so untill it's out of my name. I paid cash so I can't even let it go back to the bank....................Any suggestions?

Now i'm not going to suggest that you commit insurance fraud, but is your insurance paid up??? :idea:

OK rook, they sell gas in NY, not to mention, you probably don't want to fly as it will leave a paper trail. Take a pocket full of cash and make a road trip. Resist the urge to use your cards for anything. In fact, have someone run them a few times at home while you're on your road trip. Gotta work on that alibi. ;)

Good idea. When I get to work, I'll get the exact address and do the same. I have never seen it either.

Well, not to be an ass, but it must have been quite a property for you to get it for $27k in Queens, NY. What's that, like $14.50 in CA dollars? You get what you pay for.
I think it was a set up. The agent is no longer around. It was probably his house. The $750.00 came in for a little less than a year. When I did not respond to buy more properties from him, the $750 a month stopped coming.

You might try a post on the below message board, there are guys in NY who might be interested. Sell it, not give it away, it's got to be worth something to somebody local there.

Embarrased to say , but I also bought one outside Chicago ( now vacant) and one in Phoenix ( holding it's own). My next plan is to immediatley buy some vacant land in Moreno Valley and build some spec. homes before this real estate thing starts to hit the skids :D

Well, it appears that you aren't too bright so here's a suggestion that'll fit the circumstances. Plan A. Incorporate it as a business, then mortgage it to the hilt then abscound with the loot.
Plan B. Call a demoltion company back there and 1 pass with a d-8 ought to do it. fu(k the bums.

Good advice about the incorporation, you may want to setup that property in a corp in order to limit your liability on your personal assets. Regarding the mortgage, chances are it won't pass the physical inspection. When it's all said and done, it's your responsibility to take care of your posessions and to maintain them. Take care of business...

I have a friend who bought some of those cheap houses in Buffalo. But he has a cousin there who will keep an eye on them, and handle the issues.
Those charities are awful picky. Have you tried to relist it? There's gotta be an agent who will put it back on the market for you.
Post the address. Try looking it up on www.zillow.com that ought to be a hoot.

I aggree, you bought it so you handle it. Pay someone to demo the building and keep the bare land. While it may not hold value now the land is prob worth more without the structure and when the market takes an upswing you can unload it for a profit. ;) land is scarce and valuable even if it is in the slums, you never know when some investment development firm might try to spruce up the neighborhood:)

Do you want his contact info? I think hHe is a contractor and does rehabs. Maybe you guys can work something out....? He did the rehab on my friends places. I think they own four or five of them now. His name is Kevin.
They have Section 8 tenants in them. They are positive a few bucks every month on them.
