Very safe and quiet location with reasonable HOA allows 5 year old mobiles or stick-built only. $35 per year dues include pool, tennis, and clubhouse usage. This is not a militant HOA. This is the best location in Meadview within 1 mile of MCA club house, store, gas, ACE Hardware, restaurants. Ramp is 10-15 minutes away. There are no closer neighborhoods than 10 minutes, just National Park land.

Here is the latest ramp update 11/2007...
Hello everyone,
Good news, work on the temporary ramp has improved conditions and you no
longer need a 4X4 to access temporary gravel launch ramp. The permanent
ramp work has also been completed for this lake elevation The old asphalt
was taken out and new concrete was poured. The Bureau projections show the
lake coming up in Jan and Feb. If the projections hold true there may be
enough water to use the permanent ramp for a time this winter. The
projections also show the lake dropping again in Spring and Fall. The
temporary ramp will remain open.

Grading and compaction bid in hand at $5,500 (could be less if only partially graded), septic averages $2,500 (majority of these lots "perc" test OK), water meters are under $1,000 last time I checked, power line run appears to be within "free" range (2 lots away), and phone/water to property line. Cell service is strong.

hey, my lots are right down the street, got five total now
that seems like a smok'n deal for a water/ power lot
found out that you can stay on your lot 14 days straight
and that you don't ever have to build
iwas think'n of buy'n some of those repo mod. homes
or trailers if you will and have summer / snow bird rentals
but think'n about it made me tired

Those are the white water rafts being retrieved after a multi-day white water trip down the Grand Canyon. If the water goes back up 100 feet you can boat into the south end of the Grand Canyon.

there is alot going on out that way right now and I'm think'n
the lots will double in value over the next year.
if you have a rhino or simulare vec. there is miles of
\trails. that and only 10 minutes to the best part of lake mead
"BIG SANDY" they have a gas and grocery store a few blocks away
from this lot and all good paved roads.
real friendly little town,
I own 5 lots right now,wouldn't mind another,
but I got the havasu property and the northern nevada property
I think I've got enough dirt!!!!

Check the other listings. There is nothing close to this price with over 1/2 acre, paved road, water, electricty, and phone.
Going to be listing it with an agent soon. Take the discount while you can.
