View Full Version : I JUST BOUGHT LAND IN BULLHEAD CITY WITH A FRIEND AND...

...we just got a letter from another party that wants to trade land straight up.
Our land is just off of McCormick Blvd. just north of the Riverside bridge. Our land is 10,200 sq. ft. and we are about 2 miles to Davis Dam.
This other person has 1 acre in the Cororado River Estates.
Does anyone know where this is? Is the neighborhood in that area contain quality homes?
I can look at this proposition two ways....
1) This other party is trying to take me for a fool and give me poor land or...
2) This other party really wants to live in this new area at any cost
Any suggestions?

Sorry, the letter did not indicate any street names. Just the fact that CRE is just off the 95 in Bullhead.

Go to search for properties and then go to Colorado River Estates, this will show some property for sale in that area and will let you see what the area looks like. Hope this helps.

Where did you buy off McCormick? What streets? I just opened escrow on a lot up in Sunridge Estates way up McCormick right before it goes into the subdivision of Punte De Vista. I think I'm on Warren Ct. I'm currently interviewing builders and hope to sign a contract soon. I've pretty much looked everywhere up & down the 95 and feel most comfortable with this area. I'll reference my maps to find the exact location of CRE and give you some info. if I have any.

i would realy do your homework on this one before signing anything.check for what future construction is gonna happen in that area, how are the utilities,which area will be worth more ten years from now,zoning restrictions, etc. Not that i know anything about realestate,it just sounds odd.

Where did you buy off McCormick? What streets? We bought the land through Ar-Cal development in August 2002. My friend's family and I went out for a river trip and it was a spur of the moment thing. I told my friend that some neighbors had just bought land off of McCormick and Phyllis. His lot is about 6400 sq. ft.
So, we went to go take a look and talked with Ar-Cal and they had a party selling a piece of land off of McCormick and River Run on a corner lot. My friend and I were immediately brainstroming about the split second idea of purchasing it. At 10,000+ sq. ft. it was only 6-7 K more than what my neighbor purchased for. I immediately called my wife and we bought...talk about doing things at the spur of the moment!
I am really excited about it and my friend just gave me a call today about the offer for the 1 acre.
Although, as I think about it, this 1 acre offer does sound fishy. For those of you who think Bullhead is a dump, this is a brand new tract with very nice homes going up. A very quiet, isolated retirement area for the most part. I was told Ar-Cal has 14 model homes that can all be customized with up to a 36' garage which works for me. We plan on making the home 2400+ sq. ft.
My buddy wants to make a quick profit; but, I am the one with the boat and have wanted a river home ever since my dad bought in Havasu off of Kiowa and Kirk drive in 1986. He paid 12K for his lot and 120K for his home by the way. He can now sell it for 250K because for those who know Havasu well...Kirk Dr. is about 1/2 mile from the water.

How funny! We just bought our lot last weekend thru Ar-Cal. We also made a deposit with them to build a house but the bad thing is we have a May 28, 2004 start date with delivery 3 months later. That puts us in the house around Labor Day of NEXT year. Don't know if I can wait that long!!! Who knows what interest rates will be then?
Do you have a start date with them already? I'm sure they'll do anything for the money, but according to my price list that I have sitting on my lap, the biggest model that they make is 2060 sq. ft. for $146,200 on your lot.
As far as the builders in Bullhead, my wife & I were most impressed with Ar-Cal. We asked several builders and real estate agents who the most reputable builders in town were, and every one mentioned Ar-Cal.

My buddy and I want to do the Capistrano, the one with TWO master bedrooms and ADD two bedrooms for our kids. I am ready to build. I am ready to put a deposit down in October to start buiding in April. Yes, same "boat" as you. This is their earliest next start up date. We should become neighbors! :D

Wait a second--if you haven't put down a deposit yet I sure hope you don't get a start date before my 5/28/04!! :confused:
Last weekend my wife and I scoured that whole area off of McCormick and ended up with a lot way up top. We'll be about a mile apart or so.

I really like the Santa Barbara model. But, going in halves with my buddy, we just think the 2 master bedroom idea is best. We are trying to keep the total around 200K, which means we both finance 100 each. We paid cash for the lot, so it's paid for. With 10,000+ of land Ar-Cal informed me that I can really customize at will for the most part...that, and 2 incomes really helps!

The dual masters sounds sweet. I have a sister-in-law that's thinking about going in with us but I'm not counting on it.
If you're really set on 2400 sq. ft., Ar-Cal will add living space for $35 per sq. ft. So, 380 extra sq. ft. @ $35 per will cost you an extra 13.3k. They will also add garage space for $17 per sq. ft. Depending on how much bigger you need to make the garage, you're at $166,800 for 2400 ft. so I think you can get in for far less than 200k. Or, have a mansion for that 33k you have left.
We're considering putting in a pool with the next year's tax return.

John, my plan is to maximize the garage...I think 36' is the max for Ar-Cal. Actually, I forgot to mention that we wanted to spend 200K for both the land and house, so we want to spend around 165-170 for the house.
We have a corner lot so I want the driveway to come in one one street and out the other. I have many ideas floating around the noggin right now. Ceiling fans in the garage, built in swamp cooler, a shower head in the backyard, big sink in the garage, and stereo speaker wire throughout the house.

We also like the pull-through driveway. We have 95' of street frontage so I'm not sure if it will work as well as a corner lot. I'm all about that outdoor shower head as we will have too many people waiting in line for the 2 showers. I'm trying to keep it as small as possible to make it affordable but I'm trying to add a 10' x 10' fourth bedroom for those times that we have 20+ people out for a long weekend.
Besides maybe extending the garage a few feet I don't have many upgrades planned. I do have a vision for the backyard. With 2 boys that are 4 1/2 and 2 1/2 (plus 9 nephews and nieces that like to go to the river), we've got to have a pool. Our lot has casino views from the front and back so a raised deck out back would be nice. My wife likes those little courtyards that they build in the front but I think we can add that on later.
We also have a very, very, very small view of the lake (that's until the house across the street is built--which Ar-Cal is also doing this Sept.) The view of the lake is so small that if you held up a dime a few feet in front of you, it would block our view.

I hope this works. Here's our lot. It's on the cul-de-sac with a house on the right and 2 across the street. Ours is the one that looks like it has a white spot in the middle.
