BullHead here we come! For the next 8 days I'll be staying at the Flamingo Hilton in Laughlin! Lake Mojave for a week is one of my favorite annual trips. This year however my wife and I are going to shop for a lot or home in Bullhead. Do any of you fellow HB Forum dwellers own a lot or better yet a home in Sunsetridge Estates? Do you have a RE agent you could recommend? Thanks for the info!
Hey Toddnjuzz are you still going and are you going to stay at the Flamingo this weekend? I want to show you my sanger and get some of your ideas on my plans to regel it. :D

A friend of mine has a place in Bullhead...Desert Foothill Estates, and he's selling. He has a partner in the house and the partner wants out, and my buddy can't afford the place by himself. I think it is going for about 150k. 1450 sq feet and a 33ft. garadge. Send me a e-mail and I'll try and get some more info.

I own a lot up in Sunridge that we're building on this fall/winter. We bought it several months ago through Lake Ridge Reatly which is also Ar-Cal builders. Big lot (96x124x66x141) on cul-de-sac with views of the casinos from front and back and also a little bit of lake view (which will most likely be blocked when the house across the street is built in September). We're up top in the septic area and paid about 20k. Take a drive by if you'd like to see what 20 large gets ya. I believe the address is 3466 Warren Ct. It's between a couple of 2-stories with a guy building behind/below me. We saw lots from 12k-69k! I found that it's much cheaper to buy a lot and build than it is to buy a resale. Just pull a few flyers and check it out.
From everything I hear Ar-Cal has a great reputation as a builder but I couldn't recommend them (Lake Ridge Realty) as a real estate agency. We basically went out for 7 hours one day and 6 the next looking at all the lots by ourselves. We went back out to Bullhead 2 or 3 more times looking for lots until we found the one we wanted. Most agents, if you tell them what you're looking for, will go out and look for you.
I'm currently corresponding with Pam Staricka from Coldwell Banker for a waterfront lot and have been very pleased. Jim Reed (I believe he's also with Coldwell Banker) lives in Sunridge Estates and knows the area very well. My buddy is using an agent named Don ?? with All-in-One Realty I believe that went out and found several lots that met his criteria.
If you find your own lot and go through the listing agent, you may be able to negotiate the commission which I believe is 10% on raw land in AZ as oppsed to the average 6% in CA on houses. Most agencies should be able to give you an up-to-date list of all lots for sale on the MLS along with a map of the area. Ask a lot of questions if you're not familiar with the area and you'll find out what areas are site-built homes only and what area is a mixture of site-built & mobile/manufactured. You'll also want to know what areas are septic vs. sewer.
Sorry for the long-winded post but I've researched this to death including speaking with every builder in the "Around the River Real Estate Magazine".

lots in CA are usually always 10% commission. I have e-mailed several realtors and only one responded with what i wasnt looking for. Being a realtor myself i sure do understand why the public thinks a realtor never returns calls
