If you live in Southern California this is a warning if you are about to buy a new home. DO NOT use the services of THE HOME LOAN PROS INC. They are located in Santa Clarita and THEY WILL screw you over. I have first hand knowledge of what they will do to you and how bad it is. We ended up losing the house that we were trying to buy. Owner/Mortgage broker DOUG SADDAM is a slimeball times 10. He gave us a written and signed Good Faith Estimate. He stated that we were PRE-Appreoved for a loan at 4.5% and when it came time to sign docs. we found out that the loan we where promised was not what we where given instead we got 7.5% which is totally out of the question. So when asked what was going on he said that he needed some more papers from us. So within 10 minutes he had all papers to him. Please remember that we had called and asked 2 weeks prior and where told everything was fine. He says well its gonna take an extra week. Well that would have been fine but the seller had a clause stating that if escrow wasnt closed by a certain date that we had to pay 1000.00 dollars. So I told THE HOME LOAN PROS that they needed to come up with the 1000.00 since it was there mess up in which DOUG SADDAM replied "I will not pay that and if thats what you want you can find another lender on your own" I said that I would work on the 1000.00 if he would please gaurantee me the percentage rate. (I know that it will be a ball park figure nothing set in stone) He says that he thinks that nothing will change and that he would not Guarantee anything and that I should maybe find another lender to help since he couldnt. He is a classic example of the Ol bait and switch. BEWARE of this creap. As it stands now we do not have a house and are now homeless since the sale of my house did go through. We are staying in a motorhome for the time and the House we wanted is now back on the market. I did get my deposit back but I lost the money I put out for the inspection and appraisel. So I have learned my lesson about who to trust and I am now trying to find a house for myself my wife and our son and we have one on the way. PLEASE DO NOT USE THIS GUY!!! If you have any friends or family in the area tell them not to use him as well. I cant sue him for anything but I sure can make sure that my friends do not get screwed by him.

Sorry to hear about your problems,that really sucks, May I sugest next time you use one of the guys from the boards like....SpectraBrent or Jetboatguru or even the ol' Havasu Hangin.
Spectra Brent Just did my first home loan and it was pretty painless I think he went through more hell than any body. Thanks again Brent

PP, sorry to hear about your situation, buying & selling property is a pain in the ass. A close friend of mine is a realator for century 21. He tells me all the behind the scence stuff that goes
on. Its a crazy buisness, customers(buyers/sellers) usually dont come first in that industry. Which customers should come first because of repeat & referal business. Kind of like a car or boat dealership, if you get treated right, your going to refer everyone to them. Any way good luck in finding a home. I can give you my friends info if you want. He is a good guy, even though he has seadoos. :D

Dude. I'm sorry to hear about your troubles. I am a mortgage broker in North San Diego county. What I'm wondering is what kind of loan was he promising you @ 4.5%? Was he telling you 30 year fixed? 5/1 or what? With the recent low rates the best rate I've seen is 4.75% 30 fixed paying a shitload of points. The best "par" rate I saw was 5.25% on the 30 fixed.
Oh yeah, you can complain and even maybe sue but you'll have to check with an attorney for that.
And here is some info you can use:
Mortgage borkers are regulated by the Department of Real Estate. We all are supposed to have salesperson license or brokers license.
Douglas J Sedam is an officer of that corportion along with a woman with the same last name Melanie L Sedam (wife or sister?)
He is actually a broker not a salesperson. His license # is 01124280 and the corporation's license is 01272478. If he did actually screw you should complain to the Department of Real Estate. www.dre.gov. (http://www.dre.gov.) I will send you my cell # to your private mail if you want to talk.
I can tell you this, no mortgage broker wants the DRE crawling up their ass. Every mistake they have made will held against them. The DRE almost always finds shit wrong if they audit you. Many times audits come from complaints.
Make sure you have the right company on the DRE website. There appears to be two. I believe his is The Home Loan Pros INC. The other one dosen't appear to be affiliated. Good luck.

Just did a loan with a Scottsdale Az. company called L & G Mortgagebanc...everything went perfect, good faith estimate was adhered to(actual was less)...and all employees I dealt with performed to the "T". You can find them online at mortgagegenie.net Apply online, stay updated online, flat fee(no points), etc.
I'm a car dealer so I know what can be involved with loan approvals/docs so the experience I had with them was a very pleasant surprise.

That sucks.... The only advice I have is what I always get from an attorney friend of mine, "Throw a brick through his window" Or if you know what car is his, throw a brick at that. You won't get your money back, but you'll feel sooo much better :D

They f-ed up so many times that it ended up costing my over $3k in extra house payments which was mostly all interest. Did you use one of the mortgage companies on the site to do your mortgage? How easy was the process?

How easy was the process? I used http://www.bankrate.com for a second T/D on the house (to pay off debt and truck) and it took less than one week. Cost me ZERO. I went to their page that lsited the best rates for a second called two of them Citizen's Business Bank and Citibank.
I made the mistake of getting my first through a broker company which like I said cost me way too much money in lost interest and time.

PP, I used Dougs wife about ten years ago to refinance my house when I lived in Santa Clarita, Bitch straight out lied to me & my wife about the loan. Sorry to hear they are still in business. Hopefully, what comes around goes around and they will get screwed sooner or later.
