The wife and I were staying at a place by Torch Lake, Mi. last weekend and checked out some real estate mags for the area for waterfront property on Torch lake. Now granted Torch is listed as in the top 10 most beautiful lakes in the world but vacant lakefront property there was listed for $6,000 per front foot. eek!
A 100' wide lot was $ 600 k eek!
That is more than lake front property on Lake Michigan which I thought was outrageous at a mere $ 4k to 5k per frontage foot. How does that compare to lake front property in other places around the country?

Lake Norman NC, central part of NC just north of Charlotte, largest lake in NC...
Running about 100K for the lousiest of lots (1/2 acre with barely enuf water to float a boat, up on the north end) to 500K on the south end nearest Charlotte and I-77, give or take a 100K. We've got some $2.5 to $5 million homes here now.
Never thought I'd see the day. Bought my .75 acre for $6500 in 1977. Worth about 200k today. Without the house. The beautiful point lot next to me sold 18 months ago for 365K. New owners burned the existing house down and started over....

My other 1/2 owns part of a lot that is waterfront with a sand beach on Lake Tahoe. The lot is probably about 1/2 acre. Value is estimated at about 2 million!!! eek!

My parents have a lakefront house on Lake Wildwood in the Sierra foothills about an hour north of Sacramento. It's a private gated developmemnt. Most lakefront lots are 1/3 acre and are about 150-200k and are usually about 100 feet of lake frontage. The lake itself is about 750 useable acres. I think the cheapest lakefront home I've seen advertised is about 600k.
