Sorry for the SPAM guys, but just in case someone here is looking for a house :
...Built in 2002 by Pueblo Construction... a Southwestern 1531 sq ft, 3 bedroom, 2 full bath, 35' boat deep garage in excusive gated community in Mohave Valley AZ (across from Needles). This is a gated "homes only community" and is basically one street that parallells the River about 1 mile down-river of the needles bridge (still deepwater area) the house features a 25' x 25' front party patio complete with a 700 watt PA system. It also has solid wood doors with wrought iron door handles throughout. The home has many other nice ammenities including a southwestern "BEEHIVE" Fireplace, decorative kokopelli exterior wall sconces, covered front and rear patios, Pine log ceiling, water softener, water purifier, seperated indoor washer and dryer room, Tiled Countertops in Kitchen and both bathrooms as well as pot shelving with ambient lighting in ALL rooms. A private launch ramp is expected to pass commitee in the next 3 months, but no promises on that one.
We are asking $259,000 based on 2 other comps in our neighborhood of $239k and $294k, thanks for the peak and sorry if this spam "bugs" anyone

how far from the water? is there a beach or docks or? do you own the land?

Absolutely deeded land... the water is literally across the street.. (i hope to have an arial view of the house uploaded by manana)there is an asphault street that parallells and seperates riverfront owners and off river front owners... this one is across the street or "off" riverfront. No community dock yet, but the association is trying to pass an agreement to share a gated launch ramp with another community/ it will cost every homeowner on our street $1000 each, which isn't bad...I voted for it and I will assume most will as it will increase the value of the houses by $5 - 15k if it does. I happen to be good friends with the president of the association and there are hopes of turning a "community waterfront lot" in the complex into a community boat dock with golf cart parking, but once again no promises.

We'd like to talk to you about it. Can we get a #? I'm in Long Beach.
Been kinda looking in that area, have friends that are river front about 1/2 mile above the bridge. They've been there 35 years or so. Their dad was river front below the bridge. (4th lot below the bridge) That community is gated too. Is this the community that yours is trying to work a deal with for the river access?

hehe... thanks old rigger... unfortunately I will be building on one of the 4 vacant lots across the way so 25 % of that view will end up going away in the next 12 months or so... it just a matter of time, so I didnt really advertise the bitchen current view ;)

Nope :( sorry riverfront is HARD to find.... especially at a deal... some of these lots have been vacant for 10 years
