View Full Version : WTF is up with SoCal Rent prices

$1500 a month for a 3 bedroom 2 bath in Hesperia? Give me a break!
So far the best place I can find is Rancho Cucamunga $1500 for 3 bed 2 bath and a pool.
I'm trying to get an idea of what kind of dough I'm going to have throw away to get a 3 bed 2 bath house in the I.E. and so far it is not looking to good. $1500 is something I could swing on my own but shit. I wont be able to put much in savings after paying that kind of rent.

It is pricey around here my house payment is only 150 more total.And that is with the impound fees(taxes).Do you really need a 3 bedroom.?Consider roomates then

It aint cheap brotha.. i have a 1300sqft 3 bed 2 ba in Redlands (inland empire) rental that is: which i get $1500 per month for! I pay half water and trash, comes with fully monitored brinks alarm system and landscaping included! It has a one year agreement and will be available in september.:)

if i didnt need to live here id rent you my 4 bd 2 bath for 1400, and still come out even......1500 in hesperia????? im a hesperian and that seems ALOT high, but havent checked out rent prices for a while...i'll start tomorrow:confused:

1500 a month for rent there just doesn't seem right to me. I could buy a place there and have a lower mortgage not to mention it'd be much nicer then a rental. Only thing is that houses up there just don't seem to sell quickly like they do in other areas and dont appreciate nearly as fast.

10-4 thats true! My inlaws live up there in Oak hills, nicest area in the desert, and their equity has gone up very slow!:)

With those prices in order to get ahead I may just end up getting a 2 bedroom and a room mate. I'd go apartment but I want to keep the boat at the house and I need a garage for the bikes. Plus my dog is going to be way to big to live in an apartment.

wow sounds like myhouse would be just right!;) Big drive, gravel on side fit 29 ft fountain last year and allow dogs!:D

My aunt has a house she bought in 89. It's off I Ave right at the top of the Mesa in Hesperia. 4 bedroom 3 bath (custom home)she has completely remodeled the kitchen and added a really nice swimming pool. She purchased the house brand new for 92K. She could sell it today for maybe 200K and at that price it would probably sit on the market for close to a year before it sold.
My father on the other hand has a house in Chino that is 3 bedroom 2 bath 1100 quare feet and surrounded by houses with owners who do not take care of their homes the guy directly behind him got in trouble for parking broken down cars on the yard so he cemented his entire property and now has junkers everywhere. He even went as far as draining his swimming pool so he could throw scrap metal and a bunch of other junk in it. The next door neighbor started an addition on his house almost 10 years ago that he still to this day has not finished the exterior is unfinished stucko just the dull gray shit. Even with all that he could still sell his house for 230K and probably have it sold within 2 months.
California is a crazy market for real estate.

Oh well. Hopefully within a year I'll get a promotion to a high paying position or find a higher paying job. If people are paying the prices people are obviously making the money and if they can find it I'm sure I can too.

equity up here is actually not to bad...i've made 140k in 7 years.
bought a 2400 sq ft house on 2.5 acres for 140k and could sell for 280k in less than a week, a neighbor sold a year ago for 225k in 2 days????!!!?????same house same lot size
oak hills is flying right now....alot of homes in the 400k range!!!

My inlaws live in the big H and we love to go there. They bought a 2400sq ft. house on lime at 7th. The guy that owned it before had a 2400 sq ft. shop built in back and that's where he and I spend most of our time building toys. We will buy property and retire there I think. My only hang up is Cajon pass, that hill is just ugly...... :D v-drive

Dang!!!!!!!!!!!!!!! There are homes in Redlands in some nice areas for $1400, I love it up here but no way would I pay $1500 for the privledge (sp) . I don't even make that big of a house payment! I've got an acre and a little 1700 sq ft home and I barely pay $1000 a month, hell that's with the acre I bought next to me lumped in to the mortgage!!!!! I bought 3 years ago, I guess I timed it perfectly because the value has gone up 60% in that time. Makes the money I left in Adelanto look like chump change. Let me know if you make it up here, I live right by your aunt. Save your money and I'll make you a deal on my place as soon as my kid gets out of HS in 2 years! BTW houses are going like crazy up here, not to mention the ones being built. I live on a hill and I can see at least 6 going up right now. None of them stay vacant. It's just nuts. Now I remember why I moved to Arizona. I have a 3bd 2ba house with a 3 car garage and a nice size yard. My mortgage is $934 a month and my house is less than 10 years old. My friend just bought an acre and has a 3bd 3ba that they built with a 3 car garage backed up to the indian reservation and half a mile from some nice mountains and they paid $230,000 for it. That same house would probably cost three times that in CA in the ghetto.

Being a landlord is not an easy task. The expenses have risen steadily. As an example a duplex I own in Long Beach has a monthly tax base of $335 a month! Add in huge increases in insurance costs, and utilties. Big business now.
And as a SPAM note I will have the downstairs 2 BR 1 BA at about 1,200 square feet available in May for $1,200 month. The rear yard is 85' deep, so a sweet boat will fit nicely. Not Beverly Hills, but good freeway access, and decent privacy. PM me.

Right now is definately not the time to buy in SoCal. The prices are pretty much peaking out right now and staying steady, this last year has been crazy. I have a friend that buys property, builds houses and sales them and he made $150,000 on a piece of property alone, he bought it and it went up within 6 months so he sold it for an easy profit.
Boozer the area to look at would be further out, like Moreno Valley area.

Have you check ed out the prices of real estate in Cali, that house in redlands for $1400.00 a month will probrably sell for $325,000.00 to $350,000.00 which with 20% down would make payments around $2800.00 a month, so $1500.00 a month for rent is not too bad.

actually i rent it for $1500 per month in Redlands, and three doors down just sold for just under $300,000 in 4 days! By the way my house is much nicer fully tiled inside nicer landscaping palms, bird of paridise in front yard!:D
