View Full Version : Looking for a Vacation/River house/lot any suggestions? How about Needles?

I am looking to buy some land and put a house or modular on. Possibly even a house that's already built. Looking for an entry level 3b 2b vacation home/ nothing to fancy but safe to leave empty for weeks on end. I was looking into Havasu but the lot prices seem outragous. I noticed that needles lots where significantly less. How are the homes on the AZ side of the river in Needles? Only 2 1/2 hours away from me I figured I could keep my boat there and go north for Laughlin and L Mohave or south to the sandbar and Havasu. Anyone have any info on Needles RE or even Fort Mohave area?

I would recommend looking into deeded land, Stay away form the indian leases. The deeded property is more expensive but it is yours. I have heard too many horror stories about the indians pulling the leases early.

Contact Elite Reality or Sumit Reality in Mohave Valley, just across the bridge from Needles. Either of these place will have the lowdown for ya.
Also you'll find properties for sale buy owner and they usualy carry the notes too.(cheap-cheap)
Properties are starting to move over there and prices are starting to rise as well.
Get in while you can...

..on this about a year and 1/2 ago. Ended up buying a lot in BHC just past the casinos by Davis Camp. I looked in Feb-April 2003 all up and down along Hwy. 95 from the bridge up to the casinos. There were 1/3 or 1/2 acre lots on Plantation (just across the bridge from Needles past the Mobil but before the Arco on the R/H side) that were going for $14k back then. I was thinking like you about putting a mobile or two on a lot. It came down to security of my stuff. Just didn't feel comfortable leaving everything out there with the neighbors knowing that I only show up once or twice a month.
As far as buying an entry level 3 bd/2 ba, I found that I could buy a lot and build a house for cheaper! I pulled many "for sale" fliers and saw that the resales were more expensive. I was told that people wanted something "now" and didn't want to wait 6-8 months for construction, deal with builders and delays, cost over-runs, and etc. This may not be the case down towards Willow Valley or Fort Mohave as it seems you can pick up a resale mobile for $50k give or take. Just don't know about the security aspect.
As for the "get in while you can", it may even be too late. If I didn't buy my lot back in April of '03 and leave a deposit with a builder (which locked me into a price sheet), I wouldn't be able to afford it today. When I bought my lot, the one behind me was listed at $19.9k. I thought I would pick it up down the road and develop it later or put my retired dad on it. Well, someone else bought it so it's no longer available. But you can buy the lot next door to it for $69.9k! HOLY SHIT!! According to ny realtor, I've got about $40k in equity in just over a year.
I pick up the "AroundTheRiver" magazine every trip out there. It comes out every month and you can browse it from the comfort of your own home at www.aroundtheriver.com.

I just closed escrow on our property in mohave valley. It seems safe and it was still affordable but know it is getting purchased at a fast rate due to the good location to the river and prices I used Elite realty (928)768-9101 Mike Stone I am looking to buy up as much as I can because I like the area but the best advice is to go drive around and if you find something you like call the realtor right from the site. the all work through the weekend. Is there anyone who currently has a house in Needles? What areas are best? How is Golden Shores? Safe? What about the AZ side of the river in needles?

I looked at a riverfront lot (one of the long skinny 1 acre lots that have nice homes ) in around 1997 and the price was 185k. In 2002 or so I was floating by and called a number on a sign on a similar lot thinking I'd pick it up for 250 or so. The realtor said it was 485k and that was almost 3 years ago. These were sand beach lots, etc. but holy shyt. My buddy and I just bought a commercial lot on 95 in the Fort Mojave area, which sure seems to be growing. Check out Marina Coves. The private gated community is right next to the river. We have a private launch for the community and I think there are still some properties on the private lake still available. Build time is 7-10 months. They say our place will be ready by March. We have about 24K equity already and the place is not even built yet.

Ive checked out darn near every spot on the river from BH to Yuma in the last 10 years. There is no perfect spot. If there was we'd have bought it up and resold it at 100 times profit. Best deeded land in a spot called Walter's Camp south of Palo Verde on the road to Glamis great location possible docks good power and water. Too far from anything. Big River is cheapest. Indian lease but backed by BIA feds not just the tribe. Needles is becoming way oversold. Was up there 3 weeks ago looking. Might wait for interest rates to go up. That area is ripe for becoming a buyers market. BH has nice property but never could get over zoning that allowed million dollar home next to 1947 trailer with lean to over it stuffed with insulation. Kind of kills the the resale value. There is a new development on river in Blythe at 6th ave. off 95. Built by Snellenburger from PD. Nice houses on river but bad water. Very shallow most of time. I live in Hidden Valley off 95 Cal. side. 107 houses, very safe. Lost my Jeep keys for 2 week. Hadn't bothered to look in the ignition. Worst I've lost is 8 years is a couple of beers from my garage fridge by kids. Problem is Indian land. 23 years left on lease but backed by BIA and primary lease hold held by Deseret Ind. (Morman Church). It's all in what you want and what you will put up with.
