Several Months ago a friend and I bought this little piece of junk house for $178,000. I listed it this week for around $429,000. Its the cheapest 1 br 1 ba in the zip code. The others are considerabley more.
It turned out really great. I know that its a sick amount of money, but I bet we'll get in the $400's for it. The rehab cost us about $50 grand, but I haven't totalled up everything yet.

The other one bedrooms in the area are a bit larger. This place is reeeeeaaalllly small. I think the others are over priced though as well.
It is located in University Heights, adjacent to Hillcrest. It is a very popular area with the gay crowd. I've seen the lesbians up the block trading spit several times....

I did quite a bit of the work. Subbed out the flooring though. My own guys did most of it though. WE stripped it down to the studs, and started over inside. New electrical, new plumbing...etc. It took longer than I wanted but really came together at the end.
The inspector checked it and we got our final signed off today!! :D :D

holk fawk a duck! 1bed 1 bath places sell for that much down there!?!?!?!?!?!?! I could buy a 4 bed 4.5bath house up here on about 5 acres for that much!!! Then I'd have a place for my tractor, jeep, suburban, boat, horses, tools, and fab equipment.
Damn, and i might be getting a job out in cali (up in orange county) by the end of summer and be moving out there. Now I gotta figure out how the hell I'm gonna afford it. :confused: Think I'll just have to rent for bout 2 years and in the mean time buy land in AZ and CO.... then I got my mountains and my desert... then get the fawk back out of cali :D

Matt, the house is probably 15 minutes from the beach area.
I used to work in Riverside, SBDO and orange but not any more. We've done homes in Lancaster, Santa Barbara, Laguna Beach, Yucaipa, Hemet, Hollywood, Palos Verdes, all over So Cal, in the beginning I went anywhere.
Now I balk at leaving the county, there is enough work to keep us all (13 of us now) busy.

Good luck. It had better pay 60K or more to get by unless you plan on having a room mate or two. I'm looking at a few places in the O.C. right now to rent and it looks like I'll be spending about 1100 a month for a decent 1br 1 bath 600 sqft apt. I could live in the 909 for about 700 a month but I dont want to commute to irvine from here everyday.

I like that you kept the craftsman windows and didn't put in some cheap pop ins. And pulled the subfloor up in the bath. And used a water base on the Maple AND didn't put in bamboo floors!
