    Can anyone here do a double wide in Ashford, AZ? He has 7 horses and 3 cattle on his land. Loan to value is good. I just can't do it. Thanks.

    Do the deal "subject-to" a new HUD approved foundation system. Sell the owner on the increased property value, better loan terms, and future ease of getting loans. It should not cost too much, probably under $5k.

    Most lenders consider a mobile on perm (HUD approved) foundation in the same category as a stick-built house. They usually have a little worse pricing and LTV but still can be done on similar terms as a standard home. True mobiles are not "real" property unless permanently attached to the land via a foundation system.
