Thread: Havasu Housing Market

    I sold my house in Havi for $325,000 in February. Due to some issues, the couple that bought the house from me wants to sell it already. They have not been able to sell it for even $295,000 at this time. Ouch.
    How badly do they want to get out of that house? Do they have any equity? I might have someone that would give them what they paid for it.

    My buddy listed his yesterday for $380,000 and got an offer the same day for $371,000. 1600 sq ft, 4 bed, 2.5 bath. I told him it wouldn't sell, he proved me wrong. So things are selling, just a matter of getting lucky. Oh he bought it 4 years ago for $119,000.

    The sales have dropped off big time. Last week a total of 6 homes hit the escrow office. That is a big drop from 25 to 3o.

    Can I get some action on that as well?? Sad to say that there are a whole lot of folks that have leveraged their homes to buy toys they could never afford. Amazing what some folks will do to be in the cool crowd.........
    agreed...........IMO except for a home or car, if you can't afford it out of pocket, most likely you can't afford it :hammer2: at least thats what I keep telling myself

    I am the say way, I don't take any money out or refi to buy toys, not even cars.

    Thats great news for your friend. However the question is how much of that equity is left?? Hopefully all of it.
    LHC being the land of ego, most people will do anything to have the next best thing. Sad but true.

    It costs 230K to build a 1800 sq ft w/ 3 car garage home on your lot today. Why were prices that good 4 years ago? How old is your buddy's house? Are builders just rippin people off or are materials costs really this high now?

    I am the say way, I don't take any money out or refi to buy toys, not even cars.
    never sell an apreciating asset to buy a depreciating one. same goes for equity.

    I paid less than that for mine 2 years ago. Brand new 1500 sq.ft. on a 11,000 sq. ft corner lot. I think the prices to build haven't gone up too much, its the price of the lots that have.

    Yes the material costs are that high . a slab that would cost us $8k to pour Pre-Katrina now cost us $20k to pour, lumber was also hit hard, our resources are being used heavy right now, not to mention off shore demands like China,
    so yes material costs are high, add to this that land values in LHC have tripled in 2 years and you have high housing costs.
    avg price for a lot in LHC is in the $150k range, +prep costs, =160k ready to build, this means you REALLY!!!!!! need to put a house of $160k or more on that lot to make it feasible.
