Absolutely do not use the water-based epoxy. Mine peeled within 12 months and now looks like shit. Pay a pro to use the industrial epoxy system.

I went thru Home Depot with the 3 part. Rustoleum came out and prepped it and it came out great. This was done over 2 years ago. Some Home Depots don't have it though.
Anyone do epoxy floors in the Orange County area? I have a building that needs the warehouse done, approximately 2500 sq/ft.
VCT or a industrail epoxy.
STA Crete 1600
2 part Waterborn Epoxy. Self leveling and easy to use.
PS. Most people that complain about products not sticking or peeling is because of bad prep. Your top coat is only as good as whats under it.
I used to work for Costco. They use a coating on the floors in the departments that prep and package food. It was called STONEHARD. It's the shit. We decided to coat the battery changing area for the forklifts to protect the floors from the acid. It worked out great. I dunno where to find it.
Two parts grease, and one part oil.....its a fricken garage use it
