oh my goodness, look what I started. As long as all you guys are here.......whats the going rate for non owner occupied, stated income 15 yr and 30 yr. fixed?
Also, any reason I couldnt call this my primary residence so I get a better rate?

is it your primary? Do you have renters in the home? if its not your primary home or 2nd home then it would be called fraud.

No, its not my primary, there are tenants in it. but someone told me once that you could do that. Another thought I had was to Refi this rental and my primary house into one loan on my primary , wouldnt that get me a better rate? Seems like no matter what you do, it costs extra
