Make sure you don't ride the market down with small price reductions. Many times, people will price the house at market even as the market slides. Unfortunately, with people knowing the market is on the downslide, they will not bite. The next thing you know, you have to reduce your price again to keep it "at" market.
Over the long run, if you price below market, you will get a buyer and save the carrying costs of the house by selling it quickly. Unfortunately, it is what it is right now.
Example:
There was guy selling his place for $295,000 a while ago. I offered him $250,000 for his house but he called me a chump. Six month later, he was asking $265,000 for the same house and it is still for sale. If you deduct six months house payments as his carry cost for that timeframe($1,500guesstimate x 12 = $18,000) it is evident that if he took that $250,000 six months prior, he would be $3,000 ahead with a sold house. And I wouldn't offer him $250,000 today, I would offer substantially less.
Everybody has their own reason for selling but just wanted to throw this out.....If it's not a deal in today's market, it won't sell no matter what. That's just people's mentality.
